SUBJECT: MCALISTER'S DELI (SP) - Site Plan
Staff reviewed the above- mentioned site plan as requested. The following page
is a Het of staff review comments detailing items that need to be addressed. The
next submittal will be the third and final review by staff for this round of reviews.
If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3)
reviews. Please address the comments and submit the following information to
be scheduled for the next Protect Review Committee (PRC) meeting on February
20, 2003, 5:00 p.m., in the City Hall Training Room, 1101 Texas Avenue:
Five (5) revised site and landscaping plans.
In order to be stamped approved, additional sets of plans will be required once
the PRC approves the site plan. If there aro comments that you are not
addressing with the revised site plan, please attach a letter explaining the details.
If you have any questions or need additional informatinn, please call Molly

comments. Please submit the following information for the plans to be stamped
approved once the replat is complete and filed and the Brazos County Courthouse:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Two (2) revised site plans;
One (1) landscaping plan; and
Easement Dedication Sheet and the required documents.
If there are comments that you are not addressing with the revised site plan, please
attach a letter explaining the details. If you have any questions or need additional

This is a stop review. Some pertinent information was not included on the plans that
were submitted. The following comments do not constitute a complete review. Staff will
make a full review of the next submittal.
PLANNING
1. Please include a north arrow on the site plan.
2. Please clearly identify the limits of the property & associated devlopment.
3. Please identify all the easements on and adjacent to the property.
4. Please identify the ownership and zoning of all abutting parcels and the zoning of
the subject property (C -B and OV).
5. Parking will have to be screened from University.
6. Please identify fire lanes.
7. Please clarify in Note #1 that the screening fence will be 8 feet in height.
8. Please further explain Note #17.
9. Crepe myrtles must have a minimum 1.25 -inch caliper. Please clarify this in the
landscaping table.
10.A11 new plantings require irrigation. Please submit an irrigation plan or note that
irrigation will be approved prior to C.O.
11. Sanitation is ok with this project (reviewed by Pete Caler, December 31, 2002)

ENGINEERING
1. A TxDOT driveway application is in our office. Please provide the necessary
drawings to forward to TxDOT.
2. Please provide a fire hydrant detail. The detail will suffice for the waterline plans as
long as the fireline is no longer than 18 -ft. An infrastructure inspection fee will be
required for the fire hydrant construction.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer pours transformer pad(s) per city specs and design.
3. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.

located on transformer.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
