Carroll to Edelweiss Gartens Venture recorded in Volume 4167, Page 212 of the Official Records of Brazos County, Texas (O.R.B.C.) and being more particularly described by metes and bounds as follows: COMMENCING: at a found iron rod with a 2" aluminum cap stamped "TxDOT ROW MARKER" in the proposed northeast right -of -way line of State Highway 40, said iron rod also marking the south corner of the said 86.028 acre tract and being in the northwest line of the W. Box 9960 College Station, Texas 77842 Re: Edelweiss Gartens, Phase 3 & 4 Estimate of Remaining Construction Cost Dear Natalie: The developers of Edelweiss Gartens, Phases 3 and 4 are nearing completion of the infrastructure in that subdivision. However, recent inclement weather has hampered the construction schedule and the contractor will likely not be able to complete the work by March 31. In order to meet building construction schedules, it will be necessary for the developer to post a fmancial guarantee for the remaining infrastructure so the final plat can be filed. Once the plat is filed, building contractors will be requesting permits (either full or slab -only) from the Development Services office. Following discussions with the city inspector, we have made projections of the work that is anticipated through the end of March and estimated the cost of infrastructure that will still remain. That cost is shown on the attached sheet. I have sent a copy to Mr. Bob Mosley for his review. I ask that you coordinate with him to verify my estimate.
