FIELD NOTES
PUBLIC ACCESS EASEMENT
0.0805 ACRES
Being all that certain tract or parcel of land lying and being situated in the ROBERT
STEVENSON LEAGUE, Abstract No. 54 in College Station, Brazos County, Texas and
being part of the 86.028 acre tract described in the deed from Donald F. Carroll to
Edelweiss Gartens Venture recorded in Volume 4167, Page 212 of the Official Records
of Brazos County, Texas (O.R.B.C.) and being more particularly described by metes and
bounds as follows:
COMMENCING: at a found iron rod with a 2" aluminum cap stamped "TxDOT ROW
MARKER" in the proposed northeast right -of -way line of State Highway 40, said iron
rod also marking the south corner of the said 86.028 acre tract and being in the northwest
line of the W. Barton Munro, Trustee 110.57 acre tract as described in a deed recorded in
Volume 2726, Page 165, from whence the City of College Station 1994 GPS control
monument No. 132 bears N 52° 33' 58" W at a distance of 942.34 feet for reference;
THENCE: N 41° 49' 45" E along the common line of said 86.028 acre and 110.5 acre
tracts for a distance of 180.05 feet to the POINT OF BEGINNING;
THENCE: N 49° 28' 42" W for a distance of 74.00 feet for corner;
THENCE: N 40° 31' 18" E for a distance of 66.50 feet for corner;
THENCE: S 49° 28' 42" E for a distance of 50.00 feet for corner;
THENCE: S 40° 31' 18" W for a distance of 59.00 feet for corner;
THENCE: S 49° 28' 42" E for a distance of 24.17 feet for corner in the beforementioned
common line of the 86.028 acre and 110.57 acre tracts;
THENCE: S 41° 49' 45" W for a distance of 7.50 feet to the POINT OF BEGINNING
and containing 0.0805 acres (3505.6 square feet) of land, more or less.

Estimate of Remaining Construction Cost
Dear Natalie:
The developers of Edelweiss Gartens, Phases 3 and 4 are nearing completion of
the infrastructure in that subdivision. However, recent inclement weather has hampered
the construction schedule and the contractor will likely not be able to complete the work
by March 31. In order to meet building construction schedules, it will be necessary for
the developer to post a fmancial guarantee for the remaining infrastructure so the final
plat can be filed. Once the plat is filed, building contractors will be requesting permits
(either full or slab -only) from the Development Services office.
Following discussions with the city inspector, we have made projections of the
work that is anticipated through the end of March and estimated the cost of infrastructure
that will still remain. That cost is shown on the attached sheet. I have sent a copy to Mr.
Bob Mosley for his review. I ask that you coordinate with him to verify my estimate. If
it is found to be acceptable, please contact Mr. Steve Arden so he can prepare the
appropriate financial guarantee. Thank you.
