The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, November 4, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, November 14, 2002, 6:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart@ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will be pulled from the scheduled Planning & Zoning Commission Agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Comments relating to construction documents will be returned separately. ENGINEERING 1. Please show easement on south /east side of Oldenburg Lane as PUE and PAE (Public Access Easement) as needed for sidewalk or dedicate additional ROW. 2. Please show 40 -ft landscape buffer on Lots 1 -12, Block 9. Include in plat notes as per the approved re- zoning ordinance requiring the additional buffer. 3. Please include access easement on Lot 67, Block 8. 4. It appears from the Preliminary Plat, topo maps and aerial photos that a stream crosses Lot 67, Block 8. Please provide the necessary drainage easement. Due to the fact that the stream impacts the subject property and the adjacent property, an easement less than 15' may suffice. The additional width can be obtained on the adjacent property at a later date. 5. Please be advised that this project is dependent on infrastructure not currently in place. Item Summary: This item is for the consideration of a Final Plat for Edelweiss Gartens Phase 4. The property is currently zoned R -2. A Preliminary Plat was approved by the Commission 9/17/02 with a variance to the block length subdivision requirement. The Final Plat is in compliance with the approved Preliminary Plat and variance. As a condition of approval, a pedestrian accessway has been provided between Lots 56 and 58, Block 8. Proposed Lot 67 has been removed from this plat in order to work out drainage issues impacting the lot. All lots in this phase meet the 70 -ft frontage requirement for R -2 subdivisions. Comprehensive Plan Considerations: Land Use Plan: The land use plan shows this area as residential. Thoroughfare Plan: Wellborn Road is a minor arterial. The proposed SH 40 is a classified as a freeway/ expressway. Parkland Dedication: Parkland has been approved and is to be dedicated before Phases 2, 3, or 4 can be filed for record.
