Dear Brett:
In accordance with TCEQ Chapter 290.44(e) — "Location of Water Lines ", the existing 15" VCT
and 6" PVC sanitary sewer that parallels this project's proposed water line was determined not to
shown signs or evidence of leakage by means of a low pressure air test. This pressure test was
performed in accordance with Chapter 317.2(a)(3)(B) — "Low Pressure Air Test" and witnessed
by me. This pressure test was performed on February 5 and 7 for the 6" PVC and 15" VCT
sanitary sewer lines respectively. The reported findings are as follows when a stabilized air
pressure of 5.0 psi was applied to each segment of line. Each segment of sanitary sewer line
exhibited no measurable loss in air pressure. Stationing for each segment of sanitary sewer is
based from the alignment of the proposed 8" PVC water line.

Dear Brett:
Please find attached the following findings and calculations for the above referenced project's
water line improvements. This hydraulic analysis and the supporting design methods were
performed in accordance with the City of College Station's development standards and
specifications.
Information used for the design and the resulting calculations, for the water line improvements,
are as follows:
❖ A -1: COCS Public Utilities — Flow Test Report
❖ A -2: Hazen- Williams Evaluation
Hydraulic Analysis
The 5.36 -acre tract, currently platted as Lot 42, Block One of Harvey Hillside subdivision, is
anticipated to be platted into two lots. The southern lot will be reserved for a single family
residential residence. The northern lot, fronting State Highway No. 30, is anticipated to develop
as a commercial /office building. The current conceptual Site Plan, provided by R.M. Dudley,
proposes a two -story office building with a gross floor space of 22,000 ft The water line's
domestic and fire flow demands will be based from this proposed data.
Domestic Demand:
Residential Development — 2,500 ft — Peak Demand = 15 gpm
Commercial /Office Development — 22,000 ft — Appox. Peak Demand = 90 gpm

Fire Flow Demand:
For residential development a fire flow demand of 500 gpm will be set as the requirement for the
supplying fire hydrant. The Insurance Service Office provides a bases for the calculation of fire
flows for commercial developments. This information is contained in the SPFC, Chapter 13 and
is as follows:
Fire Flow (Q) = 18C(A)
C = Coefficient related to the type of construction —1. for ordinary construction
A = Total floor area — 22,000 f
Therefore, the required fire flow is:
Q = 18 *1.0 *(22,000) = 2,670 gpm (round up or down by increments of 250) = 2,750 gpm
❖ ISO allows for a 50% reduction for buildings with automatic sprinkler systems;
Q = 2,750 *0.50 = 1,375 gpm
❖ ISO requires an exposure protection value added to the fire flow;
North Side >150 ft 0% increase
South Side >150 fl 0% increase
West Side 11 -30 ft 20% increase
East Side 101 -150 ft 5% increase Total Increase = 25%
Q = 1,375 + 1,375 *0.25 = 1,718 gpm (round up or down by increments of 250) = 1,750 gpm
As calculated, the required fire flow for the commercial/office development will be 1,750
gpm.
Design Results:
Using the calculated domestic and fire flow conditions and existing water pressures in the area,
the water line was appropriately sized. A summary of results for each condition is shown below
in Table #1. The results illustrate the residual pressure when the coefficient of friction is equal to
100, therefore using the more conservative figures.
❖ Domestic Supply — This condition illustrates the hydraulic conditions of the water system
improvements with both proposed developments at peak demand;
❖ Condition #1 — This analysis illustrates the results of fire flow conditions for the proposed
commercial development. The fire service to commercial development will be shared by
a proposed fire hydrant located in the middle of the commercial tract and the existing fire
hydrant in the southeast corner of the intersection of S.H. 30 and Pamela Lane;
❖ Condition #2 — This scenario reports the fire flow demands and hydraulic results for the
fire service to the residential development. The required fire flow is delivered completely
at the proposed fire hydrant located and the end of the improvements.
