SUBJECT: ALLSAFE STORAGE (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

Project: ALLSAFE STORAGE (SP) — 02- 00500230
PLANNING
°V1. The proposed end - island does not meet the end island area requirement of 180
square feet.
�2. Please show parking space tabulation and requirement on the site plan.
3. You will be required to provide a knox key switch on the proposed gate.
/4. The proposed gated entrance must have a minimum of 20 -ft. of clearance on the
inside as you drive through. You are showing in your Keyed Construction Notes a
20x7 tall wrought iron gate, the 20 ft. gates usually only provide 18 -ft. of clearance of
drive isle.
/5. At the northeast corner of building A between the dumpsters and the proposed
building there must be a minimum of a 20 -ft. drive isle available. Please make sure
that this meets the fire truck turning radius.
6. You are showing the proposed fire hydrant locations on the utility plan; you will need
to show these locations on the site plan as well.
/ 7. The proposed fire hydrant for phase I in the front along Wellborn will need to be
shifted to the south at the corner of the driveway (per Jon Mies /Fire Marshal).
LANDSCAPE /STREETSCAPE
This is a STOP REVIEW due to the following comments. Please be aware that this
does not constitute a full site plan review. The following items to be addressed
could trigger additional requirements.
78. Each phase must support it's self, you are proposing 41 Crepe Myrtle's, 54 Red
Oaks, 75 more Crepe Myrtle's and 98 Photinia shrubs for phase I, then they must all
be planted in phase one. The plantings for phase I cannot bleed over into phase II &
III. The streetscape is the same way. It appears that you show the entire street
frontage length for all three phases. Please adjust your landscape and streetscape
legend to this requirement.
� 9. Wellborn road is considered a major arterial so for streetscape purposes the
calculation for streetscape trees will be 1 canopy tree every 25 linear feet of frontage
minus driveways and site triangles. The detention pond should be counted in that
frontage as well.
10. Please note on the landscape plan that an irrigation plan must be approved and
installed prior to CO.

1. Because detention requirements are permanent, move detention basin back to allow
for future TXDOT right -of -way extension.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 14 version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

ENGINEERING REVIEW
COMMENTS No. 1
1. Shift the proposed phase I front fire hydrant (along Wellborn Road) closer to
the proposed driveway (per Jon Mies /Fire Marshal). Provide additional
easement.
2. Are you proposing future fire water line as Phase II?
3. As a suggestion, you may want to look at extending the Phase I waterline
around the back of the property to Phase 2 instead of another tap into the 16"
line.
4. Please center waterlines in the easements.
5. Provide stationing on all fittings and taps.
6. Specify fire hydrant type.
7. Provide gate valve for isolation of future waterline(Phase .
8. Sewer line needs private /public distinction. If public, then plan and profile
required as well as easement.
9. Is sewer tap to office the same material /size as condensation lines? Specify.
10. Lawn irrigation backflow preventor must be installed per City Ordinance 2394
to include testing upon installation (per Robert Werley /Public Utilities).
11.In ground installation of double check assembly is not approved as per
Section M, Ordinance 2394. DCA must be installed above ground and meet
the installation guidelines of Section M, Ordinance 2394 (per Robert
Werley /Public Utilities).
