Project: WESTFIELD VILLAGE SEC 2 PH 1 -5 (PP)- PRELIMINARY PLAT (1- 500271)
PLANNING
1. FYI - Since, access and utilities to the 6 lots in Block 13 are not provided through
your property, off site improvements and or easements will need to occur before
approval of a final plat.
2. The typical lot schematics do not quite achieve the purpose stated in previous
reviews. The goal is for the finished product, the filed final plat, to be very clear
as to what the setback and lot requirements are for each lot. There will be a
number of atypical lots in this subdivision that will not clearly correlate to the
typical detail as shown. Please add a note to the plat indicating that with the
final plats each lot will be labeled to match a typical detail, that relationship to the
typical detail will be determined by either lot dimensions or lot area, whichever
applies, or some other note achieving the stated goal.
3. The existing General Note #5 needs to be reworded to mean that access can not
be taken from 60 foot or greater ROW's peripheral to the site, otherwise some
internal lots will not have access; i.e. along the main entrance from Barron.

ENGINEERING
1. The sewer along the east west collector shall extend across Victoria as originally
designed to do so. This line was designed to provide gravity sewer to areas west of
Victoria (Edelweiss Gartens, Bald Prairie, etc.). OP is available on this line.
2. Please ensure all public utilities are in a PUE and, if public, all storm sewers are in a
PDE. If the Developer wishes to place a Public Storm Sewer in a Common Area,
please add note to plat that the surface will be maintained by HOA and the public
line will be maintained by the City.
3. Please ensure tie -in of the Westfield Village water system in with the Alexandria
system.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station,
must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on
these plans that have not been pointed out to the City, will constitute a completely new review.

Planning
1. Please provide a note on the plat stating that as a result of the zoning, the paths are
required as part of the development in lieu of the internal sidewalks, and, that they
are to be maintained by the HOA. This will provide clarity to others in the future.
2. The graphic showing the typical lots addresses a portion of the property. The
multiple atypical lots are still in limbo. Perhaps through a short phone conversation
on Monday we can decide how to best reflect staff and the developer's areas of
agreement on the modifications to the setback and lot dimension standards on the
plat. On standard plats the City discourages showing setbacks and other zoning
standards, however, we have found that for PD -zoned projects, it is very beneficial
to show these things on the plats. So, as to avoid confusion between the developer,
builders, buyers, and even city staff (as in the case of staff turnover), please show
the setbacks.
3. For the six or so lots that have a side lot line adjacent to larger roads on the
perimeter of the project, we would like to see more than a 5 -foot setback.

2. Please remember that the 12" sewer from Westfield Phase 1 is to continue along
the East/West collector to across Victoria Avenue as designed.
3. Please remember that there is a drainage channel from the south crossing Victoria.
A pond has been constructed on the channel to the south but still drains to the
north.
4. Please ensure that the sewer line from Alexandria has capacity for this subdivision.
5. 1 assume you will be constructing the waterline along Barron Road to accommodate
Phase 1 of this subdivision. Is this correct?
6. Detention must be included with one of the phases. No later than Phase 3.
7. Please include PUE on back of lots that back up to the greenbelt in Blocks 7 and 8.
8. East / West collectors along north boundary of Section 2 needs to be extended east
to provide access to Lots 1 -6, Block 13, (Phase 5).
