of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review. None.
4. Please note that you may be required to submit paid tax certificates if they are not current
prior to the filing of your plat. Understood

ENGINEERING COMMENTS NO. 1
& Construction Note #4 — It looks like the note should say "16' Public Utility Easement."
Revised accordingly.
IF Please continue the 10 -ft PUE along the back of Lot 4. Revised accordingly.
Please provide construction plans and documents for any outstanding public
, infrastructure and drainage facilities. Per our phone conversation all public
Improvements were satisfied with the platting of Section 1 C' phase !A
Fire flow is must be demonstrated prior to the final plat recordation. If not existing, fire
hydrants will have to be installed and tested (in accordance with City standards) or
surety provided to satisfy this requirement. See attached Fire Flow letter;
Please continue the 25' PAE across the front of Lot 4. Revised accordingly
Verify that the existing right -of -way on Greens Prairie Trail W. is 55 -ft. Our system
shows the right -of -way in this location to be approximately 48 -ft. -r our boundary
survey the existing right -of -way width is approximately 52' to 55'.
Greens Prairie Road West is classified as a 2 -Lane Major Collector with a 77 -ft right -of-
way on the City's Thoroughfare Plan. Based on an existing 48 -ft right -of -way, a 14.5 -ft
right -of -way dedication would be required. Per our phone convei satiori we are going to
dedicate the additional 3' to maintai 1 a continuous right -of -way width across the front of
/ all Creek Meadow developments on Greens Prairie Trail. Therefore the future ROW will
be 80' and approximately 67.50' after this dedication.
8. Please coordinate with Brazos County Engineering Dept. for additional engineering
comments. Understood.

This project is located outside of CSU electric service area. CSU will not provide electric
service to this project.
