PLANNING (Reviewed by Jennifer Prochazka, Date: August 23, 2010): COMMENT #1: Please be aware that right -angle lots are proposed with this subdivision. The LIDO (Section 8.2.A.11.a.1) states that an arrangement placing adjacent lots at right angles to each other should be avoided. The Planning & Zoning Commission will consider this during the hearing on this item. ACTION #1: Duly noted. COMMENT #2: The proposed block is over 800 feet (approximately 880 feet). While the maximum block length for a single - family subdivision is 1200, the Planning and Zoning Commission may consider the addition of a pedestrian access way in blocks that exceed 800 feet. The commission will consider this during the hearing on this item. ACTION #2: Duly noted. COMMENT #3: Please note that sidewalks are required on Renee Lane, Jamey Lane, and Amanda Lane. If sidewalks are not proposed, a variance must be requested. ACTION #3: Sidewalk was included for Amanda Lane. The owner would like to request a variance for the sidewalk on Renee Lane. Sidewalk has been added to Jamey Lane. COMMENT #4: FYI — Parkland dedication will be assessed for the additional 20 single - family lots being created with this subdivision (with credit for the one single - family lot that was previously legally subdivided). ACTION #4: Duly noted. COMMENT #5: Please add the title of "REPLAT" to the new plat drawing (similar to how you have labeled the previous plat as "ORIGINAL PLAT." ACTION #5: See revised plat. Bald Prairie L2 Replat Page 1 of 2 City Comment Response Letter COMMENT #6: Lot 4, Block 1 does not meet the minimum lot width at the right -of -way line (minimum 50 feet). Does it meet the minimum at the setback line? Is so, please label. ACTION #6: See revised plat. COMMENT #7: Please include the number of lots in the title block. ACTION #7: See revised plat. COMMENT #8: Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. ACTION #8: Duly noted. COMMENT #9: Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. ACTION #9: Duly noted. COMMENT #10:Please be aware that each lot will be required to provide a minimum of two (2) trees of at least two inches (2 ") in caliper or one (1) tree of four inch (4 ") caliper per Ordinance No. 3222. ACTION #10: Duly noted.
