SUBJECT: E &M JONES FARM PLACE (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, November 4,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for Thursday, November 14, 2002, 6:00 p.m. in the City
Hall Council Chambers, 1101 Texas Avenue.
Paid tax certificates.
Ten (10) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will be pulled from the scheduled
Planning & Zoning Commission Agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or
myself at 764 -3570.

ENGINEERING
1. Please check survey. It appears it should read, from Krenek Tap @ SW corner:
N 51 58 04 W, N 54 51 46 W, N 42 21 14 E, S 47 21 24 E, N 42 31 00 E, S 47 35
56 E, S 42 31 50 W. All distances appeared good. This was checked clockwise,
counter - clockwise may be used if preferred. Please verify.
2. Please check scale. Scale does not measure 1 -inch and plat does not scale to 1" _
50'.
3. Please add note to the effect: Central Park Lane to be constructed with Lot 2 or
adjacent Lot 3, which ever develops first.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

Re: Resubmittal for the E. & M. Jones Farm Place Lot 1, Block I
Dear Bridgette:
As per the City's comments attached please find ten copies of the revised final plat
and the paid tax certificates for Lot 1 of the E & M Jones Farm Place. We would
request that we submit a mylar once all approvals have been made so that the
mylar can reflect all comments and conditions. If this is not acceptable please let
us know and we will prepare an original mylar. We have also sent the digital file
for this final plat to Nanette Manhart.
As per the comments:
Q1. The latitude and longitude coordinates should read from Krenek Tap @ SW
corner: N 54 5146 W.
Al. This coordinate has been corrected.
Q2. Scale did not measure 1 -inch and plat does not scale to 1" = 50'.
A2. The scale is 1" = 60'.
Q3. Please add note to the effect: Central Park Lane to be constructed with Lot 2
or adjacent Lot 3, which ever develops first.
A3. Done.

been revised per the comments from the P &Z and Staff. The owner and surveyor
have signed the plat and it is now ready for City signatures and to be filed at the

1. Please change PUE along Krenek Tap to 15 -ft PUE. Building setback where rear
parking provided is 15 -ft.
2. Please add note on plat that Lots 1 and 2 will be considered 1 building plot for site
plan approval.
3. Please add the word "approximately" to note 6 to read, "approximately 50 dwelling
units. This will give a one or two unit flexibility.
