Item: 6ion and possible action on a Final Plat (Residential) for the E &M Jones
Farm Place (FP) consisting of 6.7 acres located at 1001 Krenek Tap. (02- 00500222)
Applicant: Veronica Morgan, Mitchell and Morgan, LLP.
Staff Recommendations: Staff recommends approval of the Final Plat with the
attached Staff Review Comments #2.
Item Summary: This item is for the consideration of a Final Plat for a multi - family,
residential subdivision. Limitations have been placed on this property; see notes on
plat. The property is currently zoned R -4. This Final Plat complies with the approved
Preliminary Plat; approved 10/17/02.
Comprehensive Plan Considerations: The Land Use Plan shows this area as
residential. The Thoroughfare Plan shows the extension of Central Park Lane through
Lot 2. Parkland dedication will be by fee in lieu of land, as approved by the Parks
Board.

Streets /Access: Lot 1 to take access from Krenek Tap. Secondary access to
be required with next phase of project.
Off -site Easements required for plat: None
Drainage: Development of this tract to comply with City drainage policy. A
drainage easement is being supplied with this plat. A drainage swale is located
along the western boundary of the subject tract.
Flood Plain: None on the property.

Impact Fees: None
Parkland Dedication Fees: $452.00 per dwelling unit (multi - family).
