SUBJECT: WILLIAMSBURG (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
Two (2) revised site and landscaping plans.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call Jennifer Reeves or
Carol Cotter at 764 -3570.

STAFF REVIEW COMMENTS NO. 1

PLANNING
1. Drive isles must be a minimum of 20 -ft. The 12.6 -ft. drive isle that you are proposing
will not be acceptable. Please be aware that the minimum drive width at the gate
must be 20 -ft. clear.
2. You must provide a turn around for the fire truck per the ordinance and you will be
required to provide fire lanes.
3. A Knox key switch will be required on the gate for the fire department.
4. All paved areas must be curbed in accordance with the ordinance.
5. Staff noticed that you were not proposing any water to the office building, please be
aware that you will be required to provide at a minimum a unisex handicap
accessible restroom.
6. You will be required to provide a 12x12 dumpster pad with a 6 -ft. screening fence
around it. You must provide a minimum of a 12 -ft. opening for the Sanitation truck to
access the dumpster.
7. Please be aware that lot 7 -A phases I, II & III will be looked at as one building plot
for purposes of buffering and signage. This means that this property will be required
to have shared signage. A 5 -ft. planted buffer is required between commercial and
commercial. This will require 1 canopy tree every 25 -ft. linear foot of property line
and 1- 5gallon shrub every 3 linear feet of property line. Currently there is a single
family home adjacent to the front east portion of phase III, at time of site plan for
phase III if the single family home still exist (even though it is zoned commercial) the
buffer requirement will be a 15- ft.planted buffer with the required plantings and a 6-
ft. efis or masonry wall along that property line.
8. Please be aware that canopy trees have a separation requirement of 20 -ft. from all
other canopy trees, and Live Oaks require a 35- ft.seperation from any other Live
Oak.
LANDSCAPE
5. The total point requirement is 3781 and 50% (1900) must be made up of canopy
trees. You are proposing 10 canopy trees which comes out to 1500 points, you will
need 400 more points to meet this requirement.
6. A Yaupon is considered a non - canopy tree. Non - canopy trees 1.25" caliper will
accrue 40 points per tree. This will change your points provided from 1125 to 800
points.
7. In your landscape legend you are proposing 125 5- gallon shrubs, but you are only
showing 75. You will also need to call out what kind of shrub you are proposing. This
will change your points provided from 1250 to 750 points. At this time you are only
providing 3050 points, you are 731 points shy of your required landscape point
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

requirement. Please be aware that Wax Leaf Holly is not an acceptable shrub in
College Station for points.
8. All plantings must be irrigated. Please note on the site plan that an irrigation plan
must be approved prior to CO.

ENGINEERING
1. An open cut bore will not be allowed across FM2812. Tie into existing 8" water line
already on south side of FM2818.
2. Overhead electric across FM 2818 will not be allowed.
3. The waterline and meter /s will need to be in an easement.
4. Provide water service to office.
5. Provide sanitary sewer to "Dump /Collection Area ".
6. A development permit is required.
7. Plan and profile is required for public infrastructure. Provide plan and profile for
waterline showing any conflicts.
8. A drainage report/letter is required.
9. Driveway off of FM2818 will require a TXDOT permit.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker or
Reduced Pressure Principle Back Flow Device and installed as per City Ordinance
2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
