The Information Sheet you provided with you application states that the approves Preliminary Plat for this subdivision shoes Phase 5 having 29 lots. However, the revised Preliminary Plat approved in February 2009, shows 28 lots in Phase 5. The additional lot created with this Final Plat increases the total Tots for this phase to 29. The Information Sheet has been revised and is attached. 2. Please include a note that is similar to the last paragraph of the Information Sheet detailing which Tots do not meet the R -1 zoning requirements as allowed by the approved Meritorious Modifications for this PDD Zoning District. a. Specifically, the note should state the number of lots in each phase that did not meet the R -1 requirements. Note 4. C. has been added to the Final Plat. 3. A temporary turnaround is required at the end of Rock Bend Drive for Sanitation services. a. An Easement Dedication Sheet and all necessary attachments must be submitted for review prior to the final plat being scheduled for a P&Z meeting b. The Temporary Turnaround Easement must be filed at the courthouse and the recording information included on the Final Plat prior to the plat being filed at the courthouse. Wallace Phillips has met with the Sanitation Department and the temporary tumaround will not be required. 4. Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Noted. 5. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on you plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Noted. 6. The construction documents and reports are still under review and may affect the plat. Noted. ENGINEERING COMMENTS NO. 1 1. Please label the property to the east of this development with ownership information. The property ownership information has been added to the plat. 2. The preliminary plat shows a street named "Rocky Oak Ct." Please revise on the final plat to match. The street name will be changed to "Rocky Oak Court" on the construction drawings. 3. Please verify that the water and wastewater lines are at least 3 -ft longitudinally from other utilities. This may require that easements be widened. Changes were made to the sanitary sewer lines to meet this requirement. These changes required the easements at the front of Lots 26 -29, Block 1 and Lots 15-18, Block 3 to be widened to 10'. 4.
