The approved Preliminary Plat for the Castle Rock Subdivision has 240 lots for Phase 5. An
additional lot has been added in Block 1 at the intersection of Rocky Vista Drive and Rock Bend
Drive. This Final Plat has 3 lots which front the bend cul -de -sac instead of the 2 lots shown on
the Preliminary Plat. The addition of the lot complies with the Meritorious Modifications
allowed by the PDD Zoning for this development. These Meritorious Modifications are as
follows:
A. The proposed minimum building setback line requirements for this subdivision are as
follows: 25' front, 20' rear, 15' side street and 5' side. Except for lots on cul -de -sacs,
which may have a 20' front setback.
B. The proposed minimum lot area is 5000 SF and the minimum lot depth is 100'. Variable
lot widths are requested for Castle Rock. The minimum lot width at the street right -of-
way is 35' and 45' at the front and rear setback lines. Lots which are less than 50' in
width or less than 100' in depth may only occur in cul -de -sacs or on curves in the street
right -of -way. This development is limited to a maximum of 12 lots which do not comply
with the minimum R -1 lot size. The lots will meet the requirements of R -1 zoning unless
otherwise specified.
Lots 32 through 34, Block 1, shown on the Final Plat for Phase 5, meet the minimum lot
requirements allowed for this development and for R -1 zoning. Attached is a sketch showing the
lot width at the 20' front setback line and at the street right -of -way. All 3 lots meet the 35'
minimum lot width at the right -of -way and the 45' minimum lot width at the front setback line as
required by the PDD and the 50 minimum lot width at the front setback line as required by R -1
zoning.
This development is limited to a maximum of 12 lots which do not meet the requirements of the
R -1 zoning district. 2 lots were platted in Phase 1C which did not meet R -1 zoning
requirements. 7 lots will be platted with Phase 4 for a total of 9 lots that do not meet R -1 zoning.
