DEVELOPMENT HISTORY
Annexation: 1993
Zoning: A -O Agricultural Open (upon annexation), M -1 Light Industrial
(1997), C -1 General Commercial (2007).
Preliminary Plat: The Preliminary Plat for six lots was approved by the Commission
in February 2007. In February 2009, the Commission granted a
12 -month extension to the approved Preliminary Plat.
Site Development: A Final Plat for three of the six lots was approved by the
Commission in April 2007 and has been filed for record. The
subject property is vacant.
COMMENTS
Parkland Dedication: The subject property is zoned for non - residential uses so no
parkland dedication is required.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The proposed Final Plat consolidates two lots on
the Preliminary Plat into one, which Staff views as a minor revision. The proposed plat
dedicates an additional five feet of right -of -way on Graham Road, ten feet of right -of -way on
Longmire Drive and constructs a sidewalk along Birmingham Road. Sidewalks currently exist
on Graham Road and Longmire Drive. The Final Plat is in compliance with the Preliminary Plat
and Subdivision Regulations in the Unified Development Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval.
