All that certain tract or parcel of land lying and being situated in the
ROBERT STEVENSON LEAGUE, Abstract No. 54, Brazos County, Texas
and being a part of the same 76.66 acre tract of land described in a Deed to
Greens Prairie Investors, Ltd., as recorded in Volume 7527, page 214,
Official Records of Brazos County, Texas and being more particularly
described by metes and bounds as follows with all control referred to the
1983 Texas State Plane Coordinate System, Lambert Projection, Central
Zone;
BEGINNING at a 5/8" iron rod with orange plastic cap marked
"Carlomagno - RPLS 1562" found for a southeast corner of this tract, also
being a southwest corner of the remainder of said 76.66 acre tract, also
being a north corner of the Castle Rock Subdivision, Phase 2A, as recorded
in Volume 8693, page 290, Official Records of Brazos County, Texas, from
which the College Station GPS monument #138 bears North 63° 41' 11"
East, 4,353.45 feet having a Texas State Plane Coordinate Value of
X= 3,578,875.21 (E), Y= 10,191,190.75 (N);
THENCE along the common line between this tract and said Castle Rock
Phase 2A for the following calls:
S 61° 40' 50" W a distance of 48.70 feet to a 5/8" iron rod with orange
plastic cap marked "Carlomagno - RPLS 1562" found for corner;
S 55° 23' 11" W a distance of 50.14 feet to a 5/8" iron rod with orange
plastic cap marked "Carlomagno - RPLS 1562" found for the south corner
of this tract, also being a point on the northwest line of said Castle Rock,
Phase 2A, also being an east corner of the Castle Rock Subdivision, Phase
2B, recorded in Volume 9117, page 118, Official Records of Brazos
County, Texas;
THENCE along the common line between this tract and said Phase 2B,
around a curve to the left having a delta angle of 12° 35' 06 ", an arc distance
of 105.43 feet, a radius of 480.00 feet and a chord of N 49° 18' 57" W, a
distance of 105.22 feet to a 5/8" iron rod with orange plastic cap marked
"Carlomagno - RPLS 1562" found for corner, also being a point on the
northeast right of way line of Castle rock Parkway (70' R.O. W.);

being the northeast right of way line of said Castle Rock Parkway for the

Around a curve to the right having a delta angle of 23° 01' 13 ", an arc
distance of 10.04 feet, a radius of 25.00 feet and a chord of N 23° 41' 03" E,
a distance of 9.98 feet to a 5/8" iron rod with orange plastic cap marked
