PLANNING (Reviewed by Matt Robinson, Date: October 12, 2009): COMMENT #1: A mylar of the approved preliminary plat will need to be submitted before the plat can be scheduled for a future P &Z meeting. ACTION #1: A revised preliminary plat to show the commercial property adjacent to the creek is being submitted. COMMENT #2: Provide a note regarding who will maintain the 15' Landscape Easement along Fieldstone Place. ACTION #2: See Revised Plat. COMMENT #3: Silver Oak Drive turns into Silver Oak Court towards the cul -de -sac. Please revise. ACTION #3: See Revised Plat. COMMENT #4: The proposed C -3 zoned lot was not included as part of the original preliminary plat and as such will need to be removed from the final plat. ACTION #4: A revised preliminary plat to show the commercial property adjacent to the creek is being submitted. COMMENT #5: Please revise General Note #4 to reflect the above change. ACTION #5: A revised preliminary plat to show the commercial property adjacent to the creek is being submitted. COMMENT #6: Please revise the title block to remove Lot 1, Block 9 (commercial lot). ACTION #6: A revised preliminary plat to show the commercial property adjacent to the creek is being submitted. COMMENT #7: FYI, a multi -use path is identified on the Bikeway and Pedestrian Master Plan to follow Spring Creek through the dedicated parkland. ACTION #7: Duly noted. No 101033 -00 COMMENT #8: Please note, that any changes made to the plans that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. ACTION #8: Duly noted. ENGINEERING (Reviewed by Josh Norton, Date: October 12, 2009): COMMENT #1: In order to plat Lot 1, Block 9 it will need public sewer. ACTION #1: Duly noted. COMMENT #2: Please review the existing as well as the proposed utility alignment to verify that no utility is closer than 5 feet from the outside of an easement or right -of -way. This minimum appears to be exceeded in some locations and may require additional easement. ACTION #2: See Revised Plat.
