HomeMy WebLinkAboutstaff comments STAFF REVIEW COMMENTS NO. 1 Project: ARMSTRONG ADDITION (FP) —09- 00500081 PLANNING 1) Please revise the title block information to read "A portion of Lot 7 and All of Lots 8,9, &10" The title block has been revised. 2) Please provide a deed record showing that Lot 7 was split prior to 1970. If it was split after 1970, then you will need to include all of lot 7 in the replat. Volume 49 Page 105 -106 of the Deed Records as given in the property description in the previously submitted title reports is included in this submittal. 3) In the title block you show that a "portion" of lot 29 is being replatted, yet the text on the plat itself shows "Lot 29." Please provide deed records showing when the division of Lot 29 took place. Again, if the division of the lot occurred after 1970, then all of Lot 29 should be included in the replat. The text on the plat has been revised to read "A Portion of Lot 29." Volume 155 Page 375 -376 of the Deed Records as given in the property description in the previously submitted title report is included in this submittal. 4) Please remove all survey data from the original plat. It needs to look like the original plat on record. The survey data has been removed from the original plat. 5) Please update the date of submittal. The revised October 2009 date has been added to the title block. 6) Please correct the FEMA map numbers and floodplain note. We found that the proposed building plot is located in two FEMA /FIRM maps. You have identified one on the site plan already, the other is 48041C0142C. Neither of these panels identifies floodplain on the property. The map number provided has been added to the floodplain note. 7) The measurements you provided as the meets and bounds are 0.16' short of closing the property. Please provide correct measurements. If there are any further questions please contact Michael Trevino at 979 - 764 -3570. The boundary has been corrected and closes within 0.00'. 8) The requirement for a sidewalk may not be deferred to time of site plan. Please provide either the appropriate public infrastructure plans or request a variance to the Subdivision Regulations of the Unified Development Ordinance Section 8.2.13. The sidewalk is shown on the recently submitted Site Plan and construction drawings for Al Carbon Street Taco Grill. It is understood that the sidewalk will need to be bonded or built before filing the plat with the city. 9) Please note that any changes made to the plans that have not been requested by the City of College Station must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review Noted. cc\ 3 \ A ENGINEERING COMMENTS NO. 1 Please dedicate 10 foot rear PUE per Subdivision Regulations. In addition, CSU Electric will be utilizing this easement in order to provide service to this lot. A 10' read PUE has been added to the plat. 2 lease verify that Poplar has 50 feet of ROW. Our mapping systems shows slightly less than 50 feet existing, if this is the case please dedicate half the difference from existing to 50 feet. Per the Deed Record found in Vol. 155, Pg 375, 50' of ROW for Poplar St. was dedicated in 1952. . Please verify that all existing public utilities, including manholes are at least 5 feet from the property line within the ROW. If not please dedicate appropriate easement along Poplar. It has been verified that all existing public utilities are at least 5 feet from the property line within the ROW. . Please dedicate any easements needed to cover any existing on -site utilities or on -site utilities proposed with the site plan. No further easements for existing on site utilities will be needed except for the 10' PUE at the rear of the property as addressed previously. No future utilities needing easements are proposed at this time. 5. The sidewalk along Poplar will need to be constructed or bonded before the final plat can be filed for record. Noted. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1) Some easements on site are existing. Electric facilities will be designed within existing easements where possible. Noted. 2) Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines. Noted. 3) Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. Noted. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CDU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes per CSU specs and design (pull boxes provided by CSU). 8. Developer provides digital AutoCad 2000 or later version of plat and /or site plan. Email to:sweido @cstx.gov 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11.
