Attached are 1 full size and 19 — 11" x17' copies of the revised Plat for the above referenced project. Also
attached is a revised application form with the variance request marked and the request for a Waiver to the
Subdivision Standards for the sidewalk requirement along State Highway 6 and the response to staff
comments No.1.

Replat for a c -1 lot at the corner of bridle gate and state highway 6 feeder road into 3 lots. Lot 1R is
currently the site of the Aggieland Fitness Dome. Two new Tots are being formed to the south. No access
will be granted to those Tots from State Highway 6 and a joint access easement is provided to and
through lot 2 from bridle gate to the existing driveway for the fitness dome, �I Z U11

In reviewing a variance to sidewalks, the P &Z must find one of the two items, that adequate provision
for pedestrian or bicycle traffic has been made OR that there are unusual site conditions.
Staff recommends approval of the variance as there are existing sidewalks to the site on bridle gate.
Staff also recommends approval of the replat with Staff Review Comments.

COMMENTS
Parkland Dedication: Commercial plats do not require parkland dedication. No action by the
Commission is necessary.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The applicant is requesting a variance to the
requirement to provide sidewalks along State Highway 6. In accordance with the Unified
Development Ordinance, when considering sidewalk variances, the Planning and Zoning
Commission should make the following positive findings to approve the variances (staff findings
are in italics below):
• That satisfactory alternative pedestrian ways or pedestrian /bikeways have been or will be
provided outside the normal right -of -way; or
• That unique circumstances or unusual topographic, vegetative, or other natural conditions
prevail to the extent that the strict adherence to said requirements would be unreasonable
and not consistent with the purposes and goals of this UDO or the Comprehensive Plan.
Staff finds that this project meets the both requirements for having unique circumstances by its
frontage on State Highway 6. As a freeway section, pedestrian traffic is discouraged, and
pedestrian traffic is accommodated to this site by the existing sidewalks on Bridle Gate Drive.
Bicycle traffic can be accommodated to this site from existing lanes on Longmire and utilizing
Bridle Gate Drive to the site.
The plat meets all other requirements of the City's regulations. Joint access is being provided to
all lots to Bridle Gate Drive, and no access will be granted to the new lots 2 and 3 to State
Highway 6.
STAFF RECOMMENDATIONS
Staff recommends approval of both the variance and the replat with staff review comments.
