SUBJECT: 1602 PARK PLACE (FP- REPLAT) - Final Plat.
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, August 16th,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, September 2nd, 7 :00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
v' One (1) 24 "x36" copy of the revised final plat;
y Nineteen (19) 11 "x17" copies of the revised final plat;
O K Parkland Dedication in the amount of $2,021 must be submitted prior to
the filing of the final plat:
One (1) Mylar original of the revised final plat (required after P &Z
approval); and
One (1) copy of the digital file of the final plat on diskette or e-mail to:
P&DS_Digital_Submittal@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be Scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. Once your item has been
scheduled for the P &Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the_week of the P &Z meeting.

Remove property owner information under the Certificate of Ownership and
Dedication. Pamela Chmelar is shown to be the current property owner.
What is the dashed line behind the property owner description on Lot 18R1? reconcile the variance request information regarding lot width. They vary from
what is shown on the drawing to what is described in the request. Provide a copy of

Revise the Certificate of Ownership and Dedication to read "Lots 18R3 and 18R4,
Block 1, F.S. Kapchinski Subdivision ",

Remove structures, parking layout, driveways etc from the "Original Plat'

9. Please note that any changes made to the plans, that have not been requested by

been made aware of will constitute a completely new review.

ENGINEERING COMMENTS NO. 1
pV There is a significant amount of fall from the street (Boardwalk Ct.) to and across the
proposed lot 18R4. With the presumable construction of a home on Lot 18R4 how
will grading and drainage be handled in order to assure that the existing adjacent
structures will not be adversely affected. A note needs to be added to the plat to

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
5. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc)
per CSU specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design
(pull boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan.

9. Developer provides load data to CSU as soon as it is available to avoid construction
delays. Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and
conduit routing as designed by CSU.
