HomeMy WebLinkAbout10-00500072- 00075092RESPONSE TO STAFF REVIEW COMMENTS NO. 1 Project: Barron Run (FP) - (10-00500072) PLANNING 1) The name of the subdivision given in the Certificate of Ownership and Dedication does not match the subdivision name in the title block or the application. Please revise Added to Plat. a) Also, please add the word "infrastructure" to the Certificate of Ownership and Dedication. Added to Plat. 2) Please add a block number (Block 1, Lot 1) to the title block. Added to Plat. 3) Please provide an access easement to the property to the east (Wilson Plumbing Co.). The owner of the property requests that this not be required due to the Wilson Subdivision already having an access drive to Barron Road. Providing this cross access easement would allow the Wilson Subdivision to use the existing Barron Run driveway and drive aisle without first entering into an agreement with the Owner on the future maintenance of the pavement. if the Wilson Subdivision has additional development in the future, then they can try to negotiate a cross access easement by separate instrument that is equitable to both parties. 4) Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Noted. 5) An Easement Dedication Sheet and all necessary attachment must be submitted for review prior to the final plat being scheduled for a P&Z meeting. Not required, N/A. 6) Please note that you may be required to submit paid tax certificates if they are not current prior to the filing of your plat. Our records indicate there is a 20-ft PUE (Vol. 131, Pg. 363) along the front of the property. Attached is the volume and page number that is referenced. This file is not an easement. SH 6 has been widened several times and old easements along the old right-of-way were absorbed by the new right-of-way. 2. Please provide a 5-ft PUE adjacent to the property along Barron Rd. to accommodate the existing sanitary sewer line Added to Plat.
