COUNTY OF BRAZOS
THIS IS TO CERTIFY: That we have examined the records of the County Clerk of Brazos County, Texas as they
are reflected in the geographically indexed title plant of University Title Company as to the following property, to
wit:
Metes and bounds description of all that certain tract or parcel of land lying and being situated in
the Crawford Burnett League, A-7, College Station, Brazos County, Texas. Said tract being a
portion of a called 4.23 acre tract of land as described by a deed to Linda Preston-Shepard,
recorded in Volume 7043, Page 287 of the Official Public Records of Brazos County, Texas.
Said tract being more particularly described by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod found on the southwest right-of-way line of Harvey Mitchell
Parkway South (F.M. 2818) marking the northeast corner of this herein described tract and the
northwest corner of a 43.633 acre tract described by a deed to Linda Sue Gorzycki, et al, recorded
in Volume 672, Page 404 of the Deed Records of Brazos County, Texas;
THENCE: S 41' 50' 29" W along the northwest line of said Gorzycki tract for a distance of 544.37
feet to a 5/8 inch iron rod set. For reference: a petrified wood rock found on the southwest line of
the Crawford Burnett Survey, A-7, marking the common corner of said Gorzycki tract and said
4.23 acre tract bears: S 41' 50' 29" W for a distance of 85.00 feet;
THENCE: N 43' 17' 51" W through said 4.23 acre tract for a distance of 335.64 feet to a 5/8 inch
iron rod set on the southeast line of a 6.21 acre tract described by a deed to Ervin M. Williams, Sr.
and wife, Mildred Williams, recorded in Volume 433, Page 39 of the Deed Records of Brazos
County, Texas. For reference, a 112 inch iron rod found marking the west corner of said 4.23 acre
tract and said 6.21 acre tract bears: S 40' 45' 44" W for a distance of 115.00 feet;
THENCE: N 40' 45' 44 E along the southeast line of said Williams tract for a distance of 326.49
feet to a 1/2 inch iron rod found on the southwest right-of-way of said Harvey Mitchell Parkway
South marking the common corner of said Williams tract and this herein described tract;
THENCE: S 76' 41' 20" E along the southwest right-of-way line of Harvey Mitchell Parkway
South for a distance of 339.44 feet to a concrete right-of-way marker found;
THENCE: S 81' 01' 54" E along the southwest right-of-way line of Harvey Mitchell Parkway
South for a distance of 50.43 feet to the POINT OF BEGINNING containing 3.364 acres of land,
more or less.
NOTE: The Company is prohibited from insuring the area or quantity of the land described herein.

This certificate is issued with the express understanding, evidenced by the acceptance of samethat the undersigned
does not undertake to give or express any opinion as to the validity of the title to the property above, but is simply
reporting briefly herein as to the instruments listed above found of record pertaining to said property, and it is
expressly understood and agreed that this Certificate is neither a guaranty nor warranty of the title. By acceptance of
this Certificate it is understood that the liability of the issuer hereof is expressly limited to the actual monetary
consideration paid for same. We have not made any examination as to property taxes, tax suits, special assessments
or conflicts.
