League, A-7, College Station, Brazos County, Texas. Said tract being a portion of a called 4.23 acre tract of land as
describ by a deed to Linda Preston-Shepard, recorded in Volume 7043, Page 287 of the Official Public Records of
Brazos ounty. Texas.
Said trot being more particularly described by metes and bounds as follows:
BEG G at a 518 inch iron rod found on the southwest right-of-way line of Harvey Mitchell Parkway South (F.M.
2818) rldng the northeast corner of this herein described tract and the northwest corner of a 43.633 acre tract
describ by a deed to Linda Sue Gorzycki, et al, recorded in Volume 672, Page 404 of the Deed Records of Brazos
THEN M. S 410 50' 29" W along the northwest line of said Gorzycki tract for a distance of 54437 feet to a 5/8 inch iron
rod set. ~fon or reference: a petrified wood rock found on the southwest line of the Crawford Burnett Survey, A-7, marking
the com corner of said Gorzycki tract and said 4.23 acre tract bears: S 4115012911 W for a distance of 85.00 feet;
THEN N 43° 17' 51" W through said 4.23 acre tract for a distance of 335.64 feet to a 518 inch iron rod set on the
southea line of a 6.21 acre tract described by a deed to Ervin M. Williams, Sr. and wife, Mildred VAIllams, recorded in
Volume 133, Page 39 of the Deed Records of Brazos County, Texas. For reference, a I/2 inch iron rod found marking the
west co er of said 4.23 acre tract and said 6.21 acre tract bears: S 40° 4514411 W for a distance of 115.00 feet;
THEN: N 40° 45144 E along the southeast line of said Williams tract for a distance of 326.49 feet to a 1/2 inch iron rod

s policy does not insure against loss or damage (and the Company will not pay costs, attorneys' fees or
crises) that arise by reason of the terms and conditions of the leases and easements, if any, shown in
cdule A, and the following matters:
The following restrictive covenants of record itemized below (the Company must either insert
specific recording data or delete this exception):
Item No. 1, Schedule B, is hereby deleted.
Shortages in area.
Homestead or community property or survivorship rights, if any, of any spoulse of any Insured.
Any titles or rights asserted by anyone, including but not limited to, persons, the public,
corporations, governments or other entities,
a. to tidelands, or lands comprising the shores or beds of navigable or perennial rivers and
streams, lakes, bays, gulfs or oceans, or
b. to lands beyond the line of the harbor or bulkhead lines as established or changed by any
government, or
C. to filled-in lands, or artificial islands, or
d. to statutory water rights, including riparian rights, or
e. to the area extending from the line of mean low tide to the We of vegetation, or the right
of access to that area or easement along and across that area
Standby fees, taxes and assessments by any taxing authority for the year 2010, and subsequent
years; and subsequent taxes and assessments by any taxing authority for prior years due to change
in land usage or ownership, but not those taxes or assessments for prior years because of an
exemption granted to a previous owner of the property under Section 11. 13, Texas Tax Code, or
-because of improvements not assessed for a previous tax year.
