PLANNING
1. Please submit a copy of the deed showing SSF Investments as the new
property owner.
This deed, Vol. 9375, Pg. 138 was emailed to Lauren by Barbara in Chuck
Ellison's office. Lauren has confirmed receipt on 11 /18/09.
2. Please add a note to the plat that states that Phase 5 is a stand-alone building
plot.
Complete
3. The requested variances are being processed with the Preliminary Plat being
heard at the November 19th Planning and Zoning Commission meeting. These
items do not need to be re-requested.
We are submitting a revised application that does not include the variances.
4. Please note that any changes made to the plans that have not been requested
by the City of College Station, must be explained in your next transmittal letter
and "bubbled" on your plans. Any additional changes on these plans that the City
has not been made aware of will constitute a completely new review.

ENGINEERING COMMENTS NO. 1
1. The filed Spring Creek Gardens Ph. 3 plat shows a distance of 71.87-ft
between Lot 1, Block 3 of Spring Creek Gardens Ph.3 and Lot 1, Block 5 of
Tower Point, Ph.5. Please clarify.
This is a minor discrepancy due to different surveyor's construction of the curve
right-of-way on Decatur. The call dimension of 71.87 has been placed on the
plat.
2. Our records indicate that the 20-ft wide Devon Gas Pipeline easement
(V.6040/P.98) is partially located on the western side of the property. Please
verify.
This easement labeling has been provided to clarify.
3. Our records indicate that there is a 5-ft PUE (V.84771P.241) on the western
side of the property, Please verify.
This deed begins in Vol. 8477, Pg. 237 and describes a 5' PUE on Lot 5, Blk 4 of
the W. C. Boyett Estate and is on College Main in the J. E. Scott Survey, A-50.
The easement is not applicable to our property.
