The applicant requests a variance from Section 8.2.A.10 of the City of College Station Unified
Development Ordinance to vary the block length along the west side of Arrington Road
adjoining Block 4. This length is 2294.03' and will require a variance of 1494.03'.
Basis of Variance Request:

Development Ordinance to vary the block length between Lot 14, Block 3 and Lot 19, Block 3
- Phase 7. This block has frontage along W.D. Fitch Parkway and is 980' in length. This
requires a variance of 180'.
Basis of Variance Request:
.There are 6 commercial lots within this block all of which will take access from a 40'
wide private access easement.
•A portion of this block has 300' of TxDOT controlled access, i.e. no direct access to
W.D. Fitch Parkway is permitted.

This block has frontage along State Highway No. 6 and is 1000' in length. This requires a
variance of 200'.

.This block consists of one owner and proposes to have one access point to State
Highway No. 6 via a 40' wide private access easement.

Block 3 and Arrington Road. This block has frontage along State Highway No. 6 and is 1350'
in length. This requires a variance of 550'.

eThere will be 7 lots having frontage on State Highway No. 6 with 2 access points along
State Highway No. 6 via 40' wide private access easements.

The applicant requests a variance from Article 7, Section 7.3 Access Management and
Circulation in the City of College Station Unified Development Ordinance to not provide a
sidewalk along State Highway No. 6 and State Highway No. 40 (William D Fitch Parkway).
The subject property is located at the northwest corner of the State Highway No. 6 and State
Highway No. 40 intersection.
Basis of Variance Request: (variance to sidewalks along Hwy 6 and Hwy 40)
The existing speed limit is 55 mph, along the frontage lanes for State Highway No. 6 and
State Highway No. 40, adjacent to the project site. A public sidewalk next to a high
speed roadway may not be in the best interest of the public's health and safety.
• Pedestrian ADA access will be provided throughout the project site connecting proposed
building pad sites as required by TDLR. No permanent structures of parking will interfere
with the proposed access.
• A pedestrian access easement will be provided along the existing detention pond as a
greenway trail (multi-use path) to the State of Texas Conservation Easement to the west
as requested by the City of College Station.
