These comments, along with our comments in italics, are below. PLANNING 1. Staff has determined a variance request will not be needed, as such a refund will be issued. Noted. Thank you. 2. The language for easement notes #7 and #8 need to be adjusted. We are currently working on language to include on the plat and will provide to you as soon as it is available. Noted. 3. Provide names of contiguous subdivisions and an indication whether or not contiguous properties are platted. This has been added. 4. Remove certificates, as this is a preliminary plat. This has been removed. 5. Provide a block number. This has been added. 6. Remove the "to be dedicated" from the illustrated easements. This has been removed. 7. How were the boundaries of the lot along the tributary determined? The metes and bounds do not close. Resolved with Michael Trevino. Metes and bounds do in fact close. Please show and label all existing and proposed electrical and gas utilities on the property. Done. Please provide a legend with the different line types and symbols. Added. A 20-ft rear-lot PUE is required adjacent to unplatted property. This has not been added per subsequent discussion with Erika Bridges. There are several easements listed on "Schedule B" that are not shown on the plat, but may impact the plat. Please clarify why they do not need to be shown on the plat. These are blanket easements that do not have metes and bounds descriptions and are not locatable. Added language "no visible evidence that any utilities exist in this blanket easement" : Please verify that the tributary is "Carter's Grove." The drainage reports identify it as Carter's Creek Tributary No.17. This has been corrected. ~J Please show how the lot corners are tied to the City's horizontal control monuments. This v has been added. If the land use ever changes in the future, utilities will be required to be extended to serve the property. This has been added. GREENWAYS 1. Please replace `Hike and Bike Trail' with `Greenway'. This language has been revised. 2. New language for note will be provided. Noted. ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. No comments. Scope of project does not include new, or affect existing CSU electric infrastructure. Noted. GENERAL ELECTRICAL COMMENTS 1.
