VARIANCE REQUESTS

RICHARDS ADDITION
This is a request for a variance to the Subdivision Regulations regarding Platting and Replatting
within older subdivisions as defined in Section 18. The current regulation requires a minimum of 8500
square feet per lot. The block between Crest Street and Texas Avenue along Sterling Street has wurrent
average lot width of84.12', calculated as follows:
23 platted lots @ 1262.24 31 Building Plots Total
8 unplatted plots @ 1345.5 (approx)
2607.7 / 31 = 34.12
Total - 2607.7'
Please note: Average lot width for platted lots- 54.88'
Proposed new lot widths: 57.73'
A variance of 26.4' to the average Lot width is requested, along with a variance ohpproximately
2200 square feet to the minimum lot size.
Please take into consideration thatall of the existing platted lots, with the exception of the lot now
being submitted for Replat, are at least 2.5' less in width than the proposed new lots. Those building plots
of greater width are "unliatted" parcels of property
