HomeMy WebLinkAbout02-00500173- 00074830MEMORANDUM September 10, 2002 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson@ci.college-station.tx.us SUBJECT: FINAL PLAT - RESIDENTIAL for SCHUESSLER SUBDIVION (FP) Item: Discussion and possible action on a Final Plat for SCHUESSLER SUBDIVISION (FP), consisting of 8 lots andl reserve tract on 55.25 acres in the City's ETJ. (02-00500124) Applicant: Kerr Surveying Staff Recommendations: Staff recommends approval of the Final Plat as submitted. Item Summary: This item is for the consideration of a Final Plat for 8 lots in the City's ETJ. The subdivision is located on Kemp Road, SSW of Easterwood Airport and approximately 0.2 miles from the Brazos River. All lots should be able to accommodate on-site sewage facilities due to largeness of lots and proximity to the 100-year floodplain. Minimum slab elevations for each lot in the floodplain have been established with assistance from the county. Additional ROW is being dedicated along Kemp Road to accommodate the 60' County requirement. All lots have access to Kemp and meet the minimum 100' lot width requirement. The Reserve Tract shown on the Plat is under the same ownership as the adjacent tract to the east. The reserve tract, by itself, has no access. City Staff determined that a note on the Plat is needed to state that access for the 2.72 acres shall be provided through the 32.59 acre Schussler Tract. This will insure that the smaller tract will have access in the future. Development Manager SUBJECT: Schuessler Subdivision -Final Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all of the comments have been addressed and the following information submitted by Monday, September 9, 10:00 a.m., your project will be placed on the next available Planning & Zoning Commission meeting scheduled for Thursday, September 19, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue: (10) copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart(aD-ci. college-station. tx. us The Mylar original of the revised final plat with the owner's and County Judge's signatures (will be required after the County's approval) Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. After the Planning & Zoning Commission meeting, you will be required to submit seven (7) copies of the approved final plat for staff to review and forward to the County Commissioners' Court for their review.
