HomeMy WebLinkAbout02-00500168- 00074720DRAFT METES AND BOUNDS DESCRIPTION OF AUTUMN CHASE SUBDIVISION (AN 8.353 ACRE TRACT) MORGAN RECTOR LEAGUE, ABSTRACT NO. 46 COLLEGE STATION, BRAZOS COUNTY, TEXAS Being an 8.353 acre tract or parcel of land lying and being situated in the MORGAN RECTOR LEAGUE, A-46, and consisting of a 6.430 acre tract and a 1.923 acre tract, conveyed to Autumn Chase LLP by deeds recorded in Volume , Page , and Volume , Page , respectively, of Deed Records of Brazos County, Texas, said 6.430 acre tract or parcel of land being the same tract conveyed to Lewis J. Kirkpatrick and wife Lois Kirkpatrick by Gerald W. Farrar and Larry McAlister by deed recorded in Volume 979, Page 463, of Deed Records of Brazos County, Texas, and said 6.430 acre tract also being a portion of a 31.80 acre tract conveyed to Lewis J. Kirkpatrick and wife Lois Kirkpatrick by Lydia Frances Boriskie by deed recorded in Volume 290, Page 362, of Deed Records of Brazos County, Texas, said 1.923 acre tract or parcel of land also lying and being situated in the MORGAN RECTOR LEAGUE, A-46, and being the same tract conveyed to Lucy H. Farrar by Larry McAlister by deed recorded in Volume 3972, Page 314 of the Deed Records of Brazos County, Texas. Both tracts being more fully described by metes and bounds as follows: BEGINNING at an iron rod found marking the east corner of Lot 5, Block 1, KFO Addition, Phase 2, an addition to the City of College Station, Texas, plat of said addition being recorded in the Deed Records of Brazos County, Texas, File No. 187950, same lying on the southwest right of way line of Cornell Drive; THENCE S 41° 53'25" W for a distance of 534.80 feet along the common line between Block 1, KFO Addition Phase 2 and the aforementioned 6.430 acre tract to an iron rod for corner, said corner being the west corner of said 6.430 acre tract and the west corner of Autumn Chase Subdivision, said point also being the north corner of a 0.752 acre tract conveyed to Paul C. Higgs, Jr. by Betty Lou Thibodeaux by deed recorded in Volume 3694, Page 145 of the Deed Records of Brazos County, Texas, said corner also being the north corner of Lot 2, Block 1, Kirkpatrick Subdivision, plat of said addition being recorded in Volume 729, Page 721 of the Deed Records of Brazos County, Texas; THENCE S 50° 02' 19" E for a distance of 236.10 feet along an existing fence line, said fence line being the common line between the aforementioned Kirkpatrick Subdivision and said 6.430acre tract to an iron rod for corner, said corner also being the east corner of said Kirkpatrick Subdivision, said iron rod also being the POINT OF BEGINNING for aforementioned 1.923 acre tract; THENCE S 42° 17' 21" W a distance of 54.42 feet along the common line between the northwest line of the aforementioned 1.923 acre tract and the said Kirkpatrick Pagel of 3 METES & BOUNDS DESCRIPTION AUTUMN CHASE SUBDIVISION Page 3 of 3 GI~.AP~ Northwesterly along said curve to the left for an chord distance of 26.48 feet to an iron for corner, (Curve Data: Central angle = 01° 11'22", Radius = 1275.20 feet, the chord bears N 39° 55' 52" W); N 42° 0 F 02" E for a distance of 100.12 feet to an iron rod for corner; N 41° 11' 30" W for a distance of 86.53 feet to an iron rod for angle point; N 46° 12' 57" W for a distance of 102.65 feet to an iron rod for corner, said corner being the north corner of Autumn Chase Subdivision and the west corner of Troy Subdivision, same lying on the southeast line of Lot 2, Block 3, KFO Addition Phase 3, plat of said addition being recorded in Volume 481, Page 65 of the Deed Records of Brazos County, Texas; THENCE S 41° 40'41 " W along the Southeast line of Block 2, KFO Addition Phase 3 for a distance of 106.40 feet to an iron rod, said iron rod also found marking the south corner of Lot 1, Block 3, KFO Addition, Phase 3; same lying on the northeast right of way line of Cornell Drive; THENCE S 41° 40' 41" W along the Southeast line of Block 2, KFO Addition Phase 3 for a distance of 48.35 feet to the POINT OF BEGINNING and containing 8.353 acres of land, more or less.
