SUBJECT: AUTUMN CHASE (PP) - Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. Please
address the comments and submit the following information by Monday 26, 2002, 10:00
a.m. to be placed on the next available Planning and Zoning Commission meeting
scheduled for 9/05/02, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
X Ten (10) copies of the revised preliminary plat; and,
X One (1) Mylar original of the revised preliminary plat.
X One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. If you have any

1. Please show current zoning district boundary and delineate zoning district.
.!2. Please show subdivision boundary indicated by heavy bolded lines (including parent
tract).
/3. Lots 15-21 of Block One meet the lot width requirements for duplexes (Section 7
District Use Schedule - Table A) for R-2 only if parking in rear or side yard is
provided; 30-ft/DU rather than 3Wft/DU. Lot 22 does not meet R-2 requirements.
A duplex unit would be prohibited on this lot. In addition, you may wish to consider
an access easement between some of these lots in order to allow a single, joint
access point for two lots to accommodate side or rear parking.
4. If you cross Cornell Street with the sewer main you will be required to bore the
street, unless you decide to reconstruct the street the affected portion in conjunction
with the new street. Could you not accommodate the sewer across the detention lot
and across the proposed portion of Cornell?
5. The setback line toward the rear of Lot 14 of Block 1 does not meet the required
side street setback of 15 ft.
6. Please denote all utility (water, sewer, storm, elect, etc.) easements as Public Utility
Easements (PUE).
7. Please show curve right-of-way (radii) on Lots 1 & 14 of Block 2 to accommodate
Purdue Drive.
8. Please show water line main extension across Cornell Drive to Lot 23 Block 1. Any
development on this lot will require a main extension.
9. Please denote water and sewer line sizes. Water line along Cornell should be 8".
10. Fire hydrants should go toward the "front" of the cul-de-sac: between lots 12 and 13
or 13 and 14. Please plan on a blow-off at the end of the water main.
11. Please show proposed street paving line and required sidewalks.
12.You are required to contact the Parks Board in order to determine Parkland
Dedication requirements.

ELECTRICAL
1. Developer installs conduit as per city specs and design.
2. Developer provides temp blanket easement for construction purposes.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

4. Developer install street lighting according to city specs and design. (If necessary).
5. Developer provides 30' of rigid conduit for riser pole if necessary.
6. Developer provides meets and bounds easements for all electric lines as installed
after project is complete.

Zoning Commission meeting:
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.

1. Due to Council action on 10/10/02, your plat submittal does not meet minimum
subdivision regulations. This item will be scheduled for a Planning and Zoning
Meeting when compliance has been met.
2. Cornell shall be platted as a street having 70-ft ROW width.
3. Label the detention lot as Lot 22.
4. Staff is recommending access from lots along Cornell be limited as follows:
• One access easement on Lot 22 to provide a single access point for Lots 20, 21
and 22 and a rear access easement on Lot 21 to provide access from Lot 22 to
Lot 20
• One access easement on and through Lots 15, 16, or 17 to provide a single
access point for Lots 15, 16 and 17
• One access easement on Lots 18 and 19
• Please label detention lot as Lot 22
