remaining portion of Lot 1 and three single-family lots are
vacant.

There are no greenways proposed for this property.
Pedestrian Connectivity:
Pedestrian connectivity is provided via a six-foot
sidewalk along Decatur Drive. Sidewalks were constructed
along Candice Court to provide pedestrian access for the
vacant residential properties and connect to Decatur Drive.
Bicycle Connectivity:
A bicycle lane exists along Decatur Drive.
Impact Fees:
This property is located in the Spring Creek Impact Fee
area. Sewer impact fees of $98.39 per living unit
equivalent will be assessed before building permits are
issued for these lots.
REVIEW CRITERIA
Compliance with Subdivision Regulations: The purpose of this replat is to remove
the portions of the single-family lots that were rezoned as part of a Planned
Development District in July
of this year. This final plat complies with the subdivision
regulations set forth in the City of College Station Unified Development Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval of this final plat.
