My name is George B. Dresser, 501 Fairview Avenue, College Station, Texas 77840. My property is adjacent to the
residence of Russ and Linda Harvell, 504 Guernsey Street, College Station, Texas 77840.
I am in favor of the variance requested. I regret that another commitment prevents me from appearing before you
this evening. I spoke in favor of the variance at the first hearing and submitted a letter to the ZBA in support of
allowing this second hearing.
I think that the ZBA, without question, should approve the variance request for the back setback. There is no
common sense reason not to do this. The side of the garage will face the back set back since the front of the garage
will face Welsh Street. The side setback for the residence immediately south of the Harvell property is 12 feet. That
is, it is 12 feet from the side of the residence to the fence. It is entirely reasonable for the proposed garage to be
located 12 feet from the other side of the same fence. The land between the side of the house and the fence and the
land between the side of the garage and the fence has limited use. There is no reason to require the Harvell's garage
to be any further from the fence than is the residence on the other side of the same fence. This is fair and will not set
a precedent for a wider application.
I will not comment on the side setback variance request, the distance from Welsh Street to the front of the garage.
There may be some safety or parking issues involved that I have not studied. Also, at some time in the far distant
future, the City may decide to widen or curb and gutter Welsh Street. As it is, a good part of the Welsh Street ROW
is now used as front lawn on the west side of the street and back lawn on the east side of the street.
Again, I urge the ZBA to approve the variance request. Thank you for your consideration.

Thanks so much! Quite frankly, the city staff is wrong in saying there is a site issue ...it would have been a
very professional step for them to take in coming out and looking at specifically what we were referring to.
Having come out one time last November is not acceptable based on the number of changes we made to
our plans based on what the ZBA suggested.
What's even more frustrating is that there are numerous infractions all over this neighborhood ...there's a
fence at the corner of Park Place and Welsh that you have to drive halfway into the street to see if there is
a car coming. The students park haphazardly in front of their rental homes creating even greater issues...
Unfortunately, the city chooses to ignore those. We're very frustrated and very disillusioned with the City
of College Station and this department. Truly you don't care about your permanent homeowners... your
decision was just wrong!!!
