Ms. Hovde:
I am contacting you regarding the property located at the corner of Lincoln and Churchill in College Station. I am
against a variance which allows this property to be replatted into 3 lots. While I am in support of re-development
of the neighborhood with newer homes, it is my opinion that a subdivision into 2 lots is a better solution when
considering density, traffic, and nearby uses.

We live on Walton Drive in College Station and have become aware of the proposed variance for the lot
at the corner of Churchill and Lincoln.
We are against the variance to allow 3 homes on this lot.

Hi,
I am the president of the College Hills HOA and a local real estate broker and I would like
to strongly discourage the city from allowing a single lot on Lincoln to be replatted into
three lots. There is already too much density in that neighborhood and it overflows into
College Hills and the surrounding streets. The houses are usually built as three or four
bedroom homes which means there will be three or four cars (minimum) that won't fit in
the driveways because there generally are not garages or driveways adequate to hold
that capacity of vehicles. This means people will be parking in the street which is a
nuisance and danger to pedestrians and other drivers. Churchill is already narrow and
there is no parking on Lincoln, so it means Churchill will be overflowing with cars. It also
presents a problem to emergency vehicles if they need to get down the street.
The requested variance does not meet the city's standards for minimum frontage of 50'
which makes me question why the city would even consider the request when they've
gone to such trouble to implement standards in the first place.

Laura,
It has come to my attention that the property referenced above is due to be subdivided. I want to express my
dislike of this idea. I do not feel this is in the best interest of the neighborhood or of the College Station
residences. The concentration of traffic in the area is high and the parking is an issue with out the addition of 12
more cars. I also feel that the older neighborhood dictates the larger lot size as it is now. Please deny this
variance request.

Laura, please note my opposition to the subdivision of the lot on the corner of Lincoln & Churchill. We already
have a severe problem with the homes across the street on Nunn and do not wish any more rental issues. I
believe the number of lots and increase in population density is too great for that small of an area.
In addition, I would like to know how you are going to address the parking on this street. As you know, several
tenants in one small area is tight enough, but during Friday night parties or football games the parking, noise, and
traffic puts an undue strain on the neighborhood, police force, and other emergency services.
As you may know, the everyday traffic on Lincoln is severe. It is very dangerous to make a left turn onto Nunn
from Lincoln, and it is difficult to make a right turn onto Lincoln from Nunn. With the number of TAMU buses run
along that route and stopping at that corner, and the additional people turning and coming onto that street from
Churchill will make a bad traffic area worse, and in my opinion, would need a stoplight to be corrected. This of
course, means additional expense for the City.
These are all problems that can be avoided by a simple denial of the expansion of the population density in that
neighborhood.
