COMMENCING at the intersection of the northwesterly right-of-way line of 50' wide Lincoln
Avenue and the northeasterly right-of-way line of 30' wide Churchill Street an unnamed street as
shown on the unrecorded plat of Lauterstein Addition on file in the office of the City Engineer;
THENCE N 45° 00' 00" E parallel with and 25' northwesterly of the existing centerline of said
Lincoln Avenue, a distance of 50.00'to a set 1/2" rebar for the POINT OF BEGINNING for the basis
of bearings of this survey as cited per said Adams description;
THENCE N 45° 00'00" E along said Lincoln Avenue, a distance of 90.00' to a set 1/2" rebar;
THENCE N 45° 42' 10" W, a distance of 150.00' to a set 1/2" rebar;
THENCE S 45° 00'00" W, a distance of 90.00' to a set 1/2" rebat;
THENCE S 45° 42' 10" E parallel with and 65' northeasterly of the existing centerline of said
Churchill Street, a distance of 150.00' to the POINT OF BEGINNING and containing 0.31 of an acre
of land, more or less.

Being all that certain 0.172 acre tract of land being situated in Richard Carter League, Brazos
County, Texas, and being called a 50'x 100' tract known as Lot Twenty-one (21), Block Two (2) of
Lloyd Smith Subdivision, an unrecorded subdivision in College Station, Brazos County, Texas. Said
0.172 acre tract being same tract described in Deed to Ollie B. Townsend and Hazel Townsend,

BEGINNING at a 1/2" iron rod found marking intersection of northwest right-of-way (ROW) line
of Lincoln Avenue and the Southeast ROW line of Churchill Street;
THENCE N 45 degrees 42'52" W 149.97' along said ROW line of Churchill Street to a 1/2" iron rod
found for corner;
THENCE N 44 degrees 59'35" E 50.00' along common line between this tract and the Louis Moore
tract described in Deed recorded in Volume 310, Page 312, Deed Records of Brazos County, Texas
(DRBCT);
THENCE S 45 degrees 42' 10" E 150.00' along common line between this tract and the Jeanette
Adams 0.31 acre tract described in a Deed recorded in Volume 457, Page 686, DRBCT;
THENCE S 45 degrees 01'23" W 50.00' along Northwest ROW line Lincoln Street to the POINT
OF BEGINNING and containing 0.172 acres of land, more or less.

Exceptions to Conveyance and Warranty:
This conveyance is made subject to all valid and subsisting easements, restrictions, rights of way,
conditions, exceptions, reservations, and covenants of whatsoever nature of record, if any, and also
to the zoning laws and other restrictions, regulations, ordinances and statutes of municipal or other
governmental authorities applicable to and enforceable against the described property.
Grantor, for the Consideration and subject to the Reservations from Conveyance and the Exceptions
to Conveyance and Warranty, grants, sells, and conveys to Grantee the Property, together with all
and singular the rights and appurtenances thereto in any way belonging, to have and to hold it to
Grantee and Grantee's heirs, successors, and assigns forever. Grantor binds Grantor and Grantor's
heirs and successors to warrant and forever defend all and singular the Property to Grantee and
Grantee's heirs, successors, and assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof, except as to the Reservations from Conveyance and the
Exceptions to Conveyance and Warranty.
When the context requires, singular nouns and pronouns include the plural.
Ad valorem taxes for the current year have been prorated as of the date of delivery of this deed, and
the Grantees by his acceptance hereof covenants and agrees to pay all ad valorem taxes upon the
property from and including taxes for the year 2010.
