The following page is a list of staff review comments detailing items that need to be addressed. Please show the actual development area in landscape plan calculation. The area did not change when phase line was removed. 2. Fire lane must be shown around entire turn around; not arced stripes but painted curbs. Reviewed by: Jennifer Prochazka Date: January 5, 2004 ENGINEERING 1. Please refer to Fire Department Design Guidelines. The minimum radius allowed on the "hammerhead" is 30-ft. 2. Please provide dumpster enclosure detail. (Sheet 7/8) 3. Concerning 6-ft wide curb leave-outs.... Will sidewalk be steel plate, concrete, supported....? Will erosion control be provided on backside? Are these details on other sheets? The portion of the first phase that is along the western property line is approximately 245-feet. You are required to have 10 canopy trees and 82 shrubs within this required 5-foot planted buffer. Please remember that the buffer plantings do not count toward your total landscape point requirement. 2. The portion of the first phase that is along eastern property line is approximately 220-feet. You are required to have 9 canopy trees and 74 shrubs along this boundary line for phase one. Please call out the required masonry wall for this portion of the buffer. 3. "Dwarf Holly" is not on our approved planting list. Please contact me if you need information on approved plantings. 4. Please be aware that Live Oaks should not be used in the buffer area because there is a required 35-foot separation distance between Live Oaks. 5. Please be aware that a 6" raised curb is required around all paved areas, including parking islands. From the site plan I was unable to tell if the parking area was curbed. Please add this to the general notes. 6. You are required to provide an additional 180-s.f. of landscaped islands for every 15 interior parking spaces. This requirement is in addition to your required end islands. You are proposing 66 interior parking spaces, and therefore need 900-s.f of additional interior parking islands. You may count any extra square footage of landscaped end islands toward this requirement (anything over 180-s.f. for each end of each parking row). The current proposal includes only 196-s.f. of "extra" landscaped islands. 7. Please show the location of all transformers, a/c units, utility connections on buildings, etc., and show screening from the public R.O.W. 8. The minimum width for parking spaces is 9-feet. If the project is proposed in multiple phases, a phase line must be shown. Each phase will be required to stand on its own for parking, buffering, and landscaping. 2. The dumpster enclosure looks good, but the distance between the bollards shown (sheet 8) on the approach side is too narrow. Please remove the inside set of bollards. (Per Pete Caler) 3. Please indicate on the site plan the zoning of all abutting properties. 4. Please show distance from the proposed curb cut to all opposite and adjacent driveways. 5. Please show all buildings on abutting properties. 6. All parking spaces must be a minimum of 9'x20' (or 18' with a 2' overhang). You indicate that several spaces are only 8' wide. 7. All parking shown on your proposal is considered "interior" parking and requires an additional 180-sq. ft. of landscaped islands for every 15 parking spaces. If your end islands are larger than 180-sq. ft., then you may count the extra area in the end islands toward the additional island area needed. Please indicate the area in the sq. ft. of the end islands if you choose to count the additional square footage toward your interior island requirement. 8. Please indicate the location of the proposed fire lanes along the length of the lances to be striped. You are currently showing only a line at the end of each aisle. 9. You are required to provide a 15' wide landscaped buffer and a solid masonry wall between the R-1 single-family residential abutting the property. A 5' wide landscaped buffer is also required between adjacent A-P zoning designations. A tree for every 25 linear feet and a shrub for every 3 linear feet are required in the landscaped buffer. These plantings in the buffer areas do not count toward your total landscape points. 10. On your landscaping plan please indicate the species of trees and shrubs to be installed. 11. Please show irrigation to all planted areas or provide a note that says that an approved irrigation plan must be approved prior to C.O. 12. Please remove the words "WATER METER" on the east side of the building if there is not a water meter there. All meters must be located in an easement or public R.O.W. 13. Please show the location of all transformers, a/c units, utility connections on buildings, etc., because these need to be screened from the public R.O.W. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Devise and installed as per City Ordinance 2394. 2. All Back Flow devices must be installed and tested upon installation as per City Ordinance 2394.
