The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval: Four (4) revised site and landscaping plans. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Attachments: Staff review comments cc: Joe Shultz, Texcon via fax 690.9797 Case file #02-158 Home of Texas A&M University a STAFF REVIEW COMMENTS NO. 1 Project: PARKING LOT IMPROVEMENT (SP) - 02-158 PLANNING 1 2 3 4 5 Is there adequate handicapped-accessible parking in the front of the building? If not, it may be necessary to utilize some of the new parking area to meet code requirements. Also, please include the number of accessible spaces required and provided in the parking analysis of the site. End islands are required at the end of every parking row. Please show an island for the perimeter parking on the east side and an island to separate the new parking from the building on the north side. If the parking will be visible from the abutting residential use to the west, it will need to be screened. Screening may be accomplished using plantings, berms, structural elements, or combinations thereof, and must be three feet above the parking lot elevation. A fire lane description is included in the construction notes. Please identify the location of the lanes or remove the note if there aren't any on site. Please add "and approved before C.O." to site note #8. Reviewed by: Molly Hitchcock Date: August 1, 2002 ENGINEERING 1. Please provide an erosion resistant drainage path for water to flow from curb opening in parking area to drainage easement. 2. Please ensure no drainage way is impeded by development. Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Reviewed by: Rob Werley NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
