SUBJECT: CASTLEGATE SUB SEC 10 (FP) - Final Plat Construction Docs
Staff reviewed the above-mentioned final plat construction documents as
requested. The following page is a list of staff review comments detailing items that
need to be addressed. Please address the comments and submit the following
information for plan approval:
Three (3) sets of revised construction documents.

Project: CASTLEGATE SUB SEC 10 (FP) - 02-00500153
ENGINEERING
1. Please plot HGL 10-yr and 100-yr to insure compliance with ordinance.
2. An air release valve should be included in design between Sta 9 and 10, Sheet 8.
3. Please locate fire hydrants closer to entrances of cul-de-sacs. Place blow-off at end
of line.

must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that have not been pointed out to the City, will constitute a completely

SUBJECT: CASTLEGATE SUB SEC 10 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information by Monday, August 5, 10:00 a.m. to
be placed on the next available Planning and Zoning Commission meeting scheduled
for August 15, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised final plat; and,
One (1) Mylar original of the revised final plat with the appropriate
signatures.
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. If you have any
questions or need additional information, please call Spencer Thompson or myself at
764-3570.

Item: Discussion and possible action on a FINAL PLAT - RESIDENTIAL for
CASTLEGATE SUB SEC 10 (FP), consisting of 62 lots 15 acres (02-00500153)
Applicant: Wallace Phillips for Greens Prairie Investors, Ltd.
Staff Recommendations: Staff recommends of the plat as submitted.
Item Summary: This item is for the consideration of the Final Plat for
Castlegate Section 10. The plat conforms to the approved Preliminary Plat,
zoning regulations and subdivision regulations.
Comprehensive Plan Considerations:
Land Use Plan: LUP compliance has been met.
Thoroughfare Plan: Victoria is a minor collector.
Parkland Dedication: Approved by Parks Board through Developer dedication
and development of the required park.
Open Space Dedication: None
Special Area Plans: N/A
Budgetary & Financial Summary: Sewer Impact fees in the amount of $349.55
per dwelling unit will be require upon filing of the plat.
