SUBJECT: PRELIMINARY PLAT for ROCK PRAIRIE WEST BUS PARK (PP)
Item: Discussion and possible action on a PRELIMINARY PLAT for ROCK
PRAIRIE WEST BUS PARK (PP), consisting of 19 lots on 62.85 acres in the
City's ETJ. (02-00500156)
Applicant: MDG for Dr. Joe and Dr. Dorothy Mikeska
Staff Recommendations: Staff recommends approval of the Preliminary Plat.
Item Summary: This item is for the consideration of a Preliminary Plat for the
Rock Prairie West Business Park. The park is located along Rock Prairie Road
West, North Graham Road and Old Wellborn Road in the ETJ. The park is
being developed for proposed commercial use. The subject property is located
in Area #2 of the City's 2002 Annexation Plan.
Concerning access, Staff requested that the Developer, at minimum, place joint
access easements on properties fronting Rock Prairie Road. As shown on the
plat, easements would preclude spacing of driveways on Rock Prairie Road to
approximately 400 feet apart. The Driveway Ordinance allows the spacing of
driveways on a minor arterial of 230-ft minimum, 300-ft desirable.
Comprehensive Plan Considerations:
Land Use Plan: N/A
Thoroughfare Plan: Rock prairie Road is shown on the plan as a minor arterial.
N. Graham Road is shown as a major collector.
Parkland Dedication: N/A
Open Space Dedication: N/A
Special Area Plans: The City's 2002 Annexation Plan shows this to be in Area
#2
Budgetary & Financial Summary: N/A
County Approval: The applicant has addressed all Brazos County comments.

Staff reviewed the above-mentioned preliminary plat as requested but had to stop
review due to an incomplete submittal. The following page is a preliminary list of staff
review comments detailing items that need to be addressed. Please address the
comments and submit the following information by an established deadline in order to
be scheduled for a future Planning and Zoning Commission meeting:
Ten (10) copies of the revised preliminary plat.
If you have any questions or need additional information, please call Spencer

reasons. This does not constitute a full review. Some items have been noted. Please

1. Lot sizes do not appear to meet minimum requirements for outside city limit areas.
2. Show ROW on N. Graham Road and Rock Prairie. Please see Thoroughfare Plan.

2. Please correct survey information; 115.21' along Old Wellborn Road.
3. Please add note to plat in regards to all lots being served by OSSF.
4. Please make corrections per City and County comments.

1. In general, In general, the lot layout along Rock Prairie Rd. W. is not acceptable because of all the
new driveways that would be generated along the highest traffic count county road in Brazos County.
We recommend an internal road. Art.V, Para. "C", Line 5, (page 14 of 41)
2. Min. PUE width along Old Wellborn Rd. and North Graham Rd. is 20'. Art V, Para. "C", Line 16.(page
15 of 41)

on 10-24-2000.
