The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Two (2) revised site and landscaping plans. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Attachments: Staff review comments cc: Garrett Engineering, Via fax 846-3094 Case file #02-00500155 Home of Texas A&M University STAFF REVIEW COMMENTS NO. 1 Project: BUGBLASTERS ADDITION (SP) - 02-00500155) THIS IS A STOP REVIEW: Items that need to be addressed may affect the layout of the site. The following comments do not constitute a full site plan review. PLANNING 1. Please show the sizes of the existing water/sewer lines. 2. Staff has concerns about the proposed parking configuration. The vacant space between parking spaces 15 & 16, and to the west of 19, will require end islands at the end of parking rows. With this configuration, staff has concerns about the safety aspect of parked cars in 15, 16 & 19 with vehicles pulling in and out of these two bays. We would consider a minimum 3-ft. raised island with enhanced concrete or brick pavers in place of the required end islands. 3. The Fire Lane can only go 100-ft. into the site without a turn around. It appears that you will not be meeting the distance requirement if you did back it up 100-ft. This will require you to bring both 30-ft access easements up to full compliance to fire lane standards. (Per Jon Mies - Fire Marshal 764-3781) 4. The plan shows a pad 12 feet by 6 feet for a "300 gallon metal container". We need a 12 foot by 12 foot (inside dimension) FEL enclosure here. Also we need some form of turn around area, as in the present configuration, the truck would have to back out "blind" onto Longmire. ( Per Pete Caler - Sanitation Superintendent 764- 3841) 5. Please show meter location. Meters must be located within a utility easement or ROW. 6. Please show Fire Department Connection 7. Please show curb and pavement detail. LANDSCAPE 1. In the required buffer, the trees must be a minimum of 2" caliper canopy trees. The buffer ordinance does not allow for the exchange of non-canopy trees for canopy. 2. Please delineate the caliper of all proposed and existing trees in the land scape/streetscape legend. 3. Please note on the landscape plan that an irrigation plan must be approved prior to CO. Reviewed by: Spencer Thompson Date: July 26, 2002 ELECTRICAL 1. Developer installs conduit per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 5. Developer provides digital AutoCAD 2000i version of plat and/or site plan. email to rbolin(a~-ci.college-station.tx.us 6. Developer provides load data for project. 7. Developer provides temporary blanket easement for construction purposes. 8. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). Irrigation system must be protected by either a Pressure Vacuum Breaker or Reduced Pressure Principle Back Flow Device and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394.
