SUBJECT: RAINBOW PLAYSYSTEMS OF THE BV (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. The
next submittal will be the third and final review by staff for this round of reviews.
If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3)
reviews. Please address the comments and submit the following information for
further staff review:
Two (2) revised site and landscaping plans.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 764-3570.

PLANNING
1. The detail sheets were not included with the submittal. Please include them
on your next submittal.
2. There needs to be an end island next to the handicapped space that is
treated with landscaping or enhanced paving.
3. The northern property line scales out to 158 ft. This will require 53 shrubs
and 6 trees.
4. Please show that all canopy trees will be at least 20 feet apart from each
other.
5. Please replace the dwarf shrubs in the buffer area with non-dwarf varieties.
The shrubs are to be 3 feet in height at time of planting.

ENGINEERING
1. Please note on plans that the on-site sewage facilities (OSSF) will comply
with TNRCC regulations 30 TAC §285 regarding OSSF including minimum
required separation distances; Figure: 30 TAC §285.91(10).

ENGINEERING
Irrigation plan.
1. Show location of tap to main. This tap should be made larger than needed to
accommodate any future domestic need(s) such that additional taps will not be
made on the water main.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

PLANNING
Rabon, I have to stop review this because of utility issues, buffering, and possible
landscaping issues. I looked at everything, but am calling it a stop review so I can
reserve the right to look at it all again once these bigger issues are resolved.
1. One unisex, handicap-accessible bathroom will be required for the office. Please
contact Lance Simms if you have questions regarding this requirement. As the site
has no sewer, it will need to be extended to the property or you will need to speak
with Spencer about a septic alternative.
2. A 5-ft. landscaped buffer is required between the subject lease space and the
platted property to the north. The vegetation will not count towards meeting the
landscaping requirement, but the buffer may be taken out of the landscaping area.
3. The written fence description does not match what is shown in the Symbol & Line
Legend. Please make the appropriate correction. Without a considerable amount
of landscaping added in front of the fence, the fence in front of the playground
equipment will not be allowed to be chain link.
4. Please show utility service to the building.
5. The parking end island needs to be a minimum of 180 sq.ft. Also, please add to the
island description on the landscaping plan that the dye color will be an earth tone.
6. If the parking spaces are reduced to 18 ft. deep, then the drive aisles will meet the
minimum 23 ft. width required.
7. Please describe the crepe myrtle sizes by the caliper inch.
8. As per our previous conversation, without buffering all sides of the lease space, the
site will not be allowed a freestanding sign. Any proposed sign will have to be
attached to the office building.

first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer provides digital AutoCAD 2000i version of plat and/or site plan.

1. The civil site notes state that the site shall be serviced by a roll-off container. Is this
during construction, or after completion? No pad or screening for a roll-off is shown
on the plan.
