The area to be zoned was previously used as Greens Prairie Road West which has been re-aligned and is no
lonqer in this location.
2. Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not, explain why the
Plan is incorrect.
Comprehensive Plan has the adjacent land uses as Urban and Institutional/Public so the zone change is in
1rdance with the Plan.
3. How will this zone change be compatible with the present zoning and conforming uses of nearby property and with
the character of the neighborhood?
The adjacent properties are also zoned C-1, General Commercial.
4. Explain the suitability of the property for uses permitted by the rezoning district requested.
The property was previously used as a public road so it is already "developed" property and can be used for
commercial uses as well as provide a connection between the two adjacent tracts.

5. Explain the suitability of the property for uses permitted by the current zoning district.
The size of the property, 1.04 acres, does not meet the minimum size requirement for an A-O platted lot, so the
property is not suitable for its current zoning.
6. Explain the marketability of the property for uses permitted by the current zoning district-
is no marketability for the property under the current zoning district due to the small size of the tract.
7. List any other reasons to support this zone change.
