MEMORANDUM

SUBJECT: KTH COMMERCIAL ADDITION(FP-10 - Final Plat
Staff reviewed the above-mentioned final plat as requested but had to stop review due
to an incomplete submittal. The following page is a preliminary list of staff review
comments detailing items that need to be addressed. Please address the comments
and submit the following information by a designated deadline in order to be scheduled
for a future Planning & Zoning Commission meeting:
Preliminary Plat Application; and,
Ten (10) copies of the amended preliminary plat.
Your project will be considered formally filed with the City of College Station upon
receipt and approval of the required documents for the Planning & Zoning meeting. If
you have any questions or need additional information, please call Spencer Thompson
or myself at 764-3570.

This is a STOP REVIEW. Please see comments below.
ENGINEERING
1. Lots 4, 5, 6 and 7 have not gone through the Preliminary Plat process and Lots 1, 2
and 3 do not conform to the approved Pre-plat. Please submit an amended Pre-plat
for this subdivision. Utility issues must be addressed with the Pre-plat. In addition, if
a culvert is planned for KTH Lane, the installation of the culvert cannot impact
upstream properties. The culvert must pass the 100-yr storm or a drainage analysis
must be performed and the resulting 100-year flood delineated on the plat.
2. You did not state in your application that you are requesting a variance to the
subdivision regulations. Minimum lot width and depth for a lot zoned M-1 is 100'
wide by 200' deep. This plat does not meet minimum requirements.
3. Please trim off all unnecessary information and fit both "plats" on one sheet, if
possible.
