the STEPHEN JONES SURVEY, A-27, Brazos County, Texas, and being a
part of that 15.222 acre tract of land conveyed to James C. Gilmore by M. G.
Grimes by deed recorded in Volunne 327, page 812, Deed Records of Brazos
County, Texas, and being more particularly described as follows:
COMMENCING at a concrete monument at the northwest corner of the
above mentioned 15.222 acre tract, same being in the northeast line of a
county road;
THENCE S 13° 45'00" E 996.83 feet along the northwest line of said road
to an iron rod, said point being the PLACE OF BEGINNING;
THENCE S 13° 45'00" E 442.88 feet continuing along the northeast line of
said road to a concrete monument;
THENCE S 35c25'21" E 256.99 feet continuing along the northeast line of
said road to a concrete monument;
THENCE N 46° 37' 30" E 784.95 feet to a concrete monument;
THENCE N 45 ° 00' 24" W 638.84 feet to an iron pin;

THENCE S 460 43'42" W 512,28 feet to the PLACE OF BEGINNING, and
containing 10.00 acres of land, more or less.
RESERVATIONS FROM AND EXCEPTIONS TO CONVEYANCE AND WARRANTY:

public records.
(2) Right-of-Way Easement from N. A. Stewart, et ux to City of Bryan,
dated March 4,1950, recorded in Volume 144, page 2, Deed Records
of Brazos County, Texas.
(3) Right-of-Way Easement from Larry A. Hickman to Brushy Water

319, Official Records of Brazos County, Texas.
(4) Right-of-Way Easement from Larry A. Hickman to City of Bryan,
dated March 15, 1999, recorded in Volume 3524, page 184, Official

(5) Estate created by Oil and Gas Lease from Larry A. Hickman to
Lenard Millsap, dated March 27, 1984, recorded in Volume 668, page

Lambert Hollub Drilling Co., dated July 14, 1988, recorded in
Volume 1067, page 538, Official Records of Brazos County, Texas,
and amended in instrument dated effective July 14, 1988, recorded in
Volume 1129, page 780, Official Records of Brazos County, Texas.
(7) All oil, gas and other. minerals in and under the herein described
property, together with any rights of ingress and egress, mining or
drilling privileges heretofore reserved or conveyed by predecessors
in title, and not referenced above as an exception to conveyance and
warranty.
(8) SAVE AND EXCEPT, and there is hereby reserved unto Grantor, its
successors and assigns, any and all of the oil, gas and other minerals
in and under and that may be produced from the herein described
property, PROVIDED HOWEVER, as to the mineral interest owned
by the Grantor except as may be provided in instruments currently of
record, there shall be no right of ingress or egress to the surface of the
premises at any time for the purpose of mining, drilling, exploring,
operating and developing said lands for oil, gas and other minerals
and removing the same therefrom, or for the purposes of using such
property for the storage or transportation of oil, gas and other
minerals. Nothing herein shall prohibit the Grantor or Grantor's

successors and assigns from pooling or permitting slant drilling under
said premises to develop and produce the oil, gas and minerals owned
by Grantor and Grantor's successors and assigns, Grantor makes no
representation as to any oil, gas and minerals not owned by Grantor.
Grantor, for the consideration and subject to the reservations from and exceptions to
conveyance and warranty, grants, sells, and conveys to Grantee the property, together with all and
singular the rights and appurtenances thereto in any wise belonging, to have and hold it to Grantee,
Grantee's heirs, executors, administrators, successors, or assigns forever. Grantor hereby binds
Grantor and Grantor's heirs, executors, administrators, and successors to warrant and forever defend
all and singular the property to Grantee and Grantee's heirs, executors, administrators, successors,
and assigns, against every person whomsoever lawfully claiming or to claim the same or any past
thereof, except as to the reservations from and exceptions to warranty.
When the context requires, singular nouns and pronouns include the plural.
