Item Summary: This item is for the consideration of a Preliminary Plat for 4 acreage lots in the City's ETJ. The property is located on White Creek Road and abuts the City limit along the property's eastern edge and TAMU property. White Creek Road is unimproved in this area. Additional ROW is being dedicated with this plat. A drainage easement has been included to allow the property to the east to freely drain to the Brazos River floodplain. Comprehensive Plan Considerations: The subject property is located in the City's Extra Territorial Jurisdiction. Land Use Plan: N/A Thoroughfare Plan: White Creek Road was previously shown on the Thoroughfare Plan as a minor collector at the northeast side of the subject property. The Thoroughfare Plan was amended and the street removed from the Plan by the Planning and Zoning Commission and the City Council earlier this year. Parkland Dedication: N/A Open Space Dedication: N/A Special Area Plans: N/A Budgetary & Financial Summary: None County Approval: No further comments from the County have been received. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, July 22, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for August, 1, 2002, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. The following page is a preliminary list of staff review comments detailing items that need to be addressed. Once the preliminary plat has been approved, staff will continue their review of the final plat and process it for a future Planning & Zoning Commission meeting. Please see comments below. ENGINEERING 1. All revisions to the Preliminary Plat must be addressed in order to allow the Final Plat to proceed. This Preliminary Plat is on schedule to go to the 8/01/02 P&Z meeting. If all corrections have been made to the plat in a timely manner, then it may be possible to allow the Final to go to the 8/15/02 meeting. 2. Comments will be returned after the Preliminary Plat has been corrected. Please incorporate changes to the Final that are applicable from the Preliminary Plat changes.
