1. Provide indication whether adjacent properties are platted o
subdivision (i.e. the existing 4 acre property owned by RSC
Subdivision, Lot 2, Block 1).
2. Please indicate the proposed land use.
3. The certificates are not necessary and should be removed.
4. A cross access easement will need to be provided across the
Dolphin Club property.
5. A sidewalk variance will be required as sidewalks are require
way width greater than 50 feet. Please submit a $167 varian

As shown, this Plat should more appropriately be called Harley Subdivision Phase 2. Southside Plaza is
the name of the adjacent Site Plan that was developed on Lot 2, Black 1 of Harley Subdivision. There is no
existing Southside Plaza Phase 1 plat.
What is the bold solid line extending from just inside the southeost property line along the front of the
adjacent lot? The line makes it appear that the front lot lines are offset by 25 feet.
20' PUE required along rear lot line of lots abutting unplatted prope y.
Property is located in the 99 -01 Harley Impact Fee Area for water.�Current fee is $769.91/LUE and is due
at time of Building Permit. Number of LUEs is determined from quantity and size of water meters needed
for development.
Our records indicate additional easements on property and /or easements not located as depicted.
Northernmost edge of 25' PUE (V961 P715) is about 50' inside property boundary. Northernmost edge of
25' Electrical Easement (V765P250) is about 110' inside propert boundary. Confirm locations and /or
provide documentation if abandoned.
Please note: An off -site drainage easement may be required wit site development in accordance BCS
Unified Stormwater Design Guidelines.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes or provides descriptive
easements for electric infrastructure as designed by CSU for electric lines
2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is
installed within easement boundaries.
3. If applicable, the following easements will be required:
Change 7.5' setback line to a 10' PUE along rear property line.
Change 7.5' setback line to a 7.5' PUE along both side property lines.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation. I
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers for other existing devices and extend as
required.
5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and
install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and
design.
7. Developer installs pull boxes per CSU specs and design (pull boxes' provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
sweido @cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time
for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e.
transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU.
