Please find response to staff comments received 4-28-10 as well as:

PLANNING
1. City staff will coordinate with the developer and area HOAs to schedule a neighborhood
meeting to discuss issues of compatibility in design, use and buffering.
2. Rezoning Map:
a. Provide legal description on map - Done
3. Concept Plan:
a. Staff recommends removing self service storage as an allowed use. - OK
b. Please provide a written description of the architectural design of the building and
how it will comply with the Comprehensive Plan. Specific examples should be
given on how the proposed buildings will complement the adjacent residential
areas (i.e. materials, fagade treatments etc.). - See below
Roof lines will be pitched to match typical single family homes in the adjacent
neighborhood. Roof materials will consist of typical shingle style and colors similar
to those on the homes. There will be no flat or metal roofs. Buildings will be two-
story and facades visible from the street will consist of a combination of two or
more of the following materials (not counting windows and doors):
brick, stone, EFTS, and / or siding of wood, vinyl, hardie plank or equivalent
materials. Facades will have articulation similar in scale and type to residential
structures in the surrounding neighborhoods. More definitive architectural design
will occur at the time of the development of the building plans.
c. Since drive-thrus are included on the application as a part of the permitted uses,
please show where on site and on which sides of the buildings they may be
located. - Done. See concept plan revised.
d. Please provide a general statement regarding the proposed drainage. - Done
e. Is there enough room to provide the required buffer of 15' and a masonry wall
between the property line and the pond?
At detailed site plan we will examine this more closely. It may be that one of the
alternatives to use a fence and greater separation may be necessary. But until
detailed engineering and site work is done, this cannot be determined for sure.
f. As an fyi, no freestanding signage would be allowed under C-3, Light Commercial
standards. A variation could be requested, but would need to incorporate a height
limit.
We are requesting to use the sign regulations of the C-3 district. The low profile
sign type is compatible with this type of suburban commercial development.
Per Joe Guerra, the City's Transportation Planner, the number of trips generated by the 10,000
sf Professional/Medical Office the trip rate is only 1.55 trips/ksf and overall 15.5 trips. OK
