Development Coordinator s SUBJECT: RegencySouth - fYti dFlat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Because of the nature of this replat, this item will be scheduled for a public hearing. Please address the comments and submit the following information by Monday, November 27, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for December 7, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Final Plat application; $100 Final Plat application fee; Paid tax certificates; Two (2) complete sets of Construction documents; Ten (10) copies of the revised final plat; and, The Mylar original of the revised final plat with the owner's signature. All of the above items must be submitted prior to the filing of the final plat at the Brazos Country Courthouse. If you have any questions or need additional information, please call me at 764-3570. Show location of the knox box gate across the connector drive. 2. List the PDD rezoning requirements on the plat. Reviewed by: Jessica Jimmerson Date: 11-16-00 ENGINEERING 1. An application is due with a $100.00 fee. 2. Paid tax certificates are necessary. 3. Please show graphically, by reference notes, or by legend, the lot corner markers (I.E. iron pins) and survey monuments (I.E. bench marks) and clearly tie to the survey data. 4. According to the original mylar Final Replat of Regency South, dated July 1983, that we have on file, the bearing N 41 41' 18" W - 116.0 should be N 40 41' 18" W- 116.0. 5. S 43 13' 15" W - 6.70 appears to be a typographical error. It should be 6. S 43 13' 15" E - 6.70. 7. The measurements of 1.85 and 1.72, within the cul-de-sac, need a bearing or curve data. 8. Show us how Lots 5R through 9R will be serviced by sanitary sewer. Please submit construction documents showing plan, profile, depths and grades. 9. Lots R8 and R10 appear to be a typographical error. It should be 8R and 10R. 10. Please submit construction documents showing the drainage plan and an erosion control plan. 11. Off-site improvements will have to be made through Longmire Park to assure proper flow without blockage in the drainage path. Longmire Park is City property overseen by the Parks and Recreation Department. An off-site easement necessary for this infrastructure construction must be filed as a separate instrument prior to or concurrent with this replat and shown by volume and page on the replat. 12. We will be requesting the corrected plat to be submitted in digital form if available prior to filing the plat at the Courthouse. Reviewed by: Thomas V. An application is due with a $100.00 fee. 2. Paid tax certificates are necessary. 3. The additional drainage computations for the off-site improvements in Longmire Park are accepted. The length of the 18' top width reinforced concrete may be no shorter than 15', but must begin from Sta. 1+35. The concrete shall still have 24" toewall, at the beginning and ending stations, and 18" toewall on both sides. The remaining distance from the end of the reinforced concrete to the opposite bank of the Bee Creek shall be limestone rock rubble. All other items on your plan & profile sheet should remain the same. 4. The sanitary sewer plan & profile are accepted. Please provide three more copies of the sanitary sewer drawings for distribution. 5. The sewer line and the off-site drainage improvements in Longmire Park must be completed before we file the plat. Or a bond, in an appropriate amount, would be sufficient. The cost estimates for both were accepted. Reviewed by: Thomas V. Please provide three more copies of the sanitary sewer drawings for distribution. 2. The proposed drainage improvement sheets are accepted, although a drafting mistake was found indicating the end of the concrete rip-rap. Please correct the drafting mistake and provide three more copies for distribution. Reviewed by: Thomas V.
