Development Coordinator SUBJECT: Comfoit Inn -Site Plan Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: Two (2) revised site plans. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Elrod, 779-0727 Case file #00-211 Home of Texas A&M University STAFF REVIEW COMMENTS No. 1 Project: COMFORT INN (SITE PLAN)-SITE PLAN (0-211) PLANNING In order to ensure that the building additions do not encroach into any utility easements, please show all easements on the site plan. J2. Will any rooms be added in the "proposed single story building addition?" If so, the site's off-street parking requirement will increase. This would need to be addressed on the site plan by showing the full parking lot configuration and a table listing the required and proposed parking. 3. Please provide a copy of the original site plan. Also, next to the line- "Partial Site Development Plan" in the lower left corner, state in bold "Addition and Renovation Plan - November 2000." J4. In the title block, change Bryan, Texas to College Station, Texas. 5. Provide the site's legal description on the site plan. .A. Sidewalks along Texas Avenue must be 6' in width. Please also note engineering comment #1 regarding the placement of the sidewalk. Reviewed by Shauna Laauwe Date: November 20, 2000 ENGINEERING 1. Please consider placing the new sidewalk approximately 10' closer to your property line, between the sanitary sewer and waterline. By putting more space between the Texas Avenue traffic and the pedestrian there will be an increase in safety from errant vehicles. 2. Please line up the handicap ramps, if possible. Unaligned handicap ramps should be avoided. 3. Per a site visit, it appeared that the dimensioning between your property line and the existing curb is exaggerated by 5' or 6', and/or the sanitary sewer line is misplaced on your drawing. Please check. 4. For the drainage to the gutter at either end of the property, the flow must be under the sidewalk. Please annotate, show and detail how you plan to do so. After addressing the above comments, please submit to us a TXDOT Form 1058, `Permit to Construct Access Driveway Facilities on Highway Right of Way', with three additional copies of your site plan. Developer responsible for providing easements to cover all primary electrical lines and equipment. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. The following page is a list of staff review comments. Please submit the following information for the plans to be stamped approved and distributed: Seven (7) copies of the revised site plan. Please note that no work can begin on the sidewalks until the plans have been approved by TxDOT. If you have any questions or need additional information, please call me at 764-3570. No comment. Reviewed by: Jennifer Reeves Date: 02/01 /01 ENGINEERING 1. FYI - At one point ADA allowed single handicapped ramps at intersection corners, facing kaddy-corner or diagonally out into the middle of the intersection. Research was then conducted that showed that the blind or those with limited vision or orientation were prone to wander out into the intersection. It was then dictated that single diagonally facing ramps were to be removed and replaced with two ramps on each side of the corner. 2. We have submitted to TXDOT, Form 1058, `Permit to Construct Access Driveway Facilities on Highway Right of Way', with three additional copies of your site plan for their review.
