SUBJECT: DuckHaven Sah&p slon & TealModularHome Park -MasterDevelopmentPlan
Staff reviewed the above-mentioned master development plan as requested. The following page is
a list of staff review comments detailing items that need to be addressed. Please address the
comments and submit the following information by Monday, November 27, 10:00 a.m. to be
placed on the next available Planning and Zoning Commission meeting scheduled for December
77 20001 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised master development plan; and
The Mylar original of the Master Development Plan.

PLANNING
1. Will curb and gutter be provided, or is the developer requesting a variance
to the minimum lot width of 100'?
2. Please clarify the dark line that crosses through Block 2, Lots 26 & 27, and
through Block 1, Lot 40 and the designated 2.9-acre detention and
sanitary sewer treatment site. What is the dotted line on either side of the
dark line?

NOTE: Any changes made to the plans, that have not been requested by the City of College
Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any
additional changes on these plans that have not been pointed out to the City, will constitute a
completely new review.

Ans: Yes - curb and gutter to be provided
No variance being requested
2. Please clarify the dark line that crosses through Block 2, Lots 26 & 27,
and through Block 1, Lot 40 and the designated 2.9 acre detention and
sanitary sewer treatment site. What is the dotted line on either side of
the dark line?
Ans: The dark line is the relocated creek approx. 650'
The dotted line is a 70' drainage easement for the relocated creek
