Development Coordinator SUBJECT: Castle gate Subdivision, Secdon 4, Phase I - Final Plat Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information by Monday, November 27, 10:00 a.m. to be placed on the next available Planning and Zoning Commission meeting scheduled for December 7, 2000, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised final plat; The Mylar original of the revised final plat with the owner's signature; Three (3) complete sets of the revised construction documents; Two (2) revised drainage reports; and, Construction documents with staff redlines (1). Sheet 1: Metes and bounds description: Lot 6, Blk. 1-back line; N05*25'42"E 38.56': curve past C27-CB= S71 *-28'-56"E: Along Castlegate Drive, Lots 4&5, Blk. 2-351.49' not 318.64'. Lot 73, Blk. 2-south line-label 5' PUE. Crayke Place ROW; 50' not 60'. 2. Sheet 2: Meets and Bounds-15.40 acres not 14.50 acres; Certificate of Ownership-15.40 acres not 23.44 acres; Section 4, Phase 1. 3. Everything else looks fine. Construction Documents: 1. Sheet 2- Show ROW width of Kendal Green Circle at west end, ie-60'; add a detail to show how runoff from street ( drainage areas 64&75 will enter temporary drainageway. There is a vertical drop of over 8'. Need concrete riprap or a drop inlet to storm sewer pipe no. 408. 2. Sheet 9- Waterline W4-1; Sta. 4+58.20-8"x8" MJ Tee not 8"x6". 3.The remainder of the sheets are ok. Drainage Report: 1.Page 4- add; a small area ( approx. 1.7 acres) flows southwest from Alnwick Court and will remain undeveloped with this phase. 2. Page 6- Add areas 64, 75, and 100. The reports have been stamped approved and can be picked up at Development Services. If you have any questions or need additional information, please call me at 764-3570.
