The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, September 28, 2009 at 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for October 15, 2009 at 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised final plat; Nineteen (19) 11"x17" copies of the revised final plat; One (1) Mylar original of the revised final plat (required after P&Z approval); and One (1) copy of the digital file of the final plat on diskette or e-mail to: P&DS_Digital_Submittal@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/pz Please note that a Mylar original of the revised final plat will be required after P&Z approval and prior to the filing of the plat. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 1 of 3 STAFF REVIEW COMMENTS NO. 1 Project: LAKERIDGE (RIVERWALK FP) - 09-00500165 PLANNING 1. The maximum block length is 800'. As proposed, a variance to the maximum block length along Harvey Mitchell Parkway and the maximum block length along Jones Butler Road are necessary. A variance request letter addressing the variance criteria and the fees will need to be submitted prior to being scheduled for P&Z. 2. Sidewalks are required along both sides of all roadways with a right-of-way width equal to or greater than 60 feet. Sidewalks are not shown along Harvey Mitchell Parkway. Please include sidewalks on preliminary plat or formally request variance. 3. The Comprehensive Plan designates Jones Butler Road as a 2-Lane Minor Collector in an Urban Context, requiring a right-of-way width of 100 feet. A 5-foot right-of-way dedication is required along the subject property. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Along the northwest property line, a 20-ft PUE is required along the back of lot where it abuts unplatted property. 2. The previously approved preliminary plat showed a proposed 20-ft PUE along the eastern property line rather than a 15-ft PUE. Please clarify. 3. Please verify that the existing fire hydrant on the western property line fits within the proposed 15-ft PUE such that the center of the waterline is at least 5.5-ft from the edge of the PUE. Developer provides temporary blanket easement for construction purposes or provides descriptive easements for electric infrastructure as designed by CSU for electric lines (where applicable, including street lights). NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. 2 of 3 2. Developer may be responsible for locating easements on site to insure that electrical infrastructure is installed within easement boundaries. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per CSU specs and design. 2. CSU will provide drawings for electrical installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser. 4. Developer will intercept existing conduit at designated transformers or other existing devices and extend as required. 5. If conduit does not exist at designated transformer or other existing devices, developer will furnish and install conduit as shown on CSU electrical layout. 6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU specs and design. 7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull boxes and secondary pedestals provided by CSU). 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to: sweido@cstx.gov. 9. Developer provides load data to CSU as soon as it is available to avoid construction delays. Delivery time for transformers not in stock is approximately 40 weeks. 10. Final site plan must show all proposed electrical facilities necessary to provide electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as designed by CSU. 11. The property is not preliminary platted consistent with the proposed final plat. Please submit a complete preliminary plat application for this subdivision. The projects may run concurrently, but the final plat cannot be considered without the preliminary plat. Once the complete preliminary plat application has been submitted, the final plat application will be considered complete and the project will be reviewed. Please be aware that if this application is not completed before September 28, 2009, it will expire and a new application and fees will be necessary to continue the platting process. The following is the preliminary list of items needed to complete the submittal so that staff may conduct a thorough review. Please submit the following information by 10 a.m. on Monday August 17, 2009 to be considered for the September 17, 2009 Planning & Zoning Commission meeting: Title report signed by the person preparing it. Proof that Bruce Smith has the authority to act on behalf of TLS Operating Company, LLC. The documents provided identify TLS Operating Company, LLC as the General Partner with the authority to sign documents for TLS Properties, Ltd., but the signature pages reflect John Douglas Smith as the President of the LLC. Please be aware that if this application is not completed before September 28, 2009, it will expire and a new application and fees will be necessary to continue the platting process.
